Have you noticed that only in time of illness or disaster or death are people real? I remember at the time of the wreck-- people were so kind and helpful and solid. Everyone pretended that our lives until that moment had been every bit as real as the moment itself and that the future must be real too, when the truth was that our reality had been purchased only by Lyell's death. In another hour or so we had all faded out again and gone our dim ways.

It is true, I spend some of my leisure time in purchased sexual release, both real and virtual. Or, as you so elegantly put it, whorehouses.

Ms. Terwilliger didn’t have a chance to respond to my geological ramblings because someone knocked on the door. I slipped the rocks into my pocket and tried to look studious as she called an entry. I figured Zoe had tracked me down, but surprisingly, Angeline walked in. "Did you know," she said, "that it’s a lot harder to put organs back in the body than it is to get them out?" I closed my eyes and silently counted to five before opening them again. “Please tell me you haven’t eviscerated someone.” She shook her head. “No, no. I left my biology homework in Miss Wentworth’s room, but when I went back to get it, she’d already left and locked the door. But it’s due tomorrow, and I’m already in trouble in there, so I had to get it. So, I went around outside, and her window lock wasn’t that hard to open, and I—” "Wait," I interrupted. "You broke into a classroom?" "Yeah, but that’s not the problem." Behind me, I heard a choking laugh from Ms. Terwilliger’s desk. "Go on," I said wearily. "Well, when I climbed through, I didn’t realize there was a bunch of stuff in the way, and I crashed into those plastic models of the human body she has. You know, the life size ones with all the parts inside? And bam!" Angeline held up her arms for effect. "Organs everywhere." She paused and looked at me expectantly. "So what are we going to do? I can’t get in trouble with her." "We?" I exclaimed. "Here," said Ms. Terwilliger. I turned around, and she tossed me a set of keys. From the look on her face, it was taking every ounce of self-control not to burst out laughing. "That square one’s a master. I know for a fact she has yoga and won’t be back for the rest of the day. I imagine you can repair the damage—and retrieve the homework—before anyone’s the wiser.” I knew that the “you” in “you can repair” meant me. With a sigh, I stood up and packed up my things. “Thanks,” I said. As Angeline and I walked down to the science wing, I told her, “You know, the next time you’ve got a problem, maybe come to me before it becomes an even bigger problem.” "Oh no," she said nobly. "I didn’t want to be an inconvenience." Her description of the scene was pretty accurate: organs everywhere. Miss Wentworth had two models, male and female, with carved out torsos that cleverly held removable parts of the body that could be examined in greater detail. Wisely, she had purchased models that were only waist-high. That was still more than enough of a mess for us, especially since it was hard to tell which model the various organs belonged to. I had a pretty good sense of anatomy but still opened up a textbook for reference as I began sorting. Angeline, realizing her uselessness here, perched on a far counter and swing her legs as she watched me. I’d started reassembling the male when I heard a voice behind me. "Melbourne, I always knew you’d need to learn about this kind of thing. I’d just kind of hoped you’d learn it on a real guy." I glanced back at Trey, as he leaned in the doorway with a smug expression. “Ha, ha. If you were a real friend, you’d come help me.” I pointed to the female model. “Let’s see some of your alleged expertise in action.” "Alleged?" He sounded indignant but strolled in anyways. I hadn’t really thought much about asking him for help. Mostly I was thinking this was taking much longer than it should, and I had more important things to do with my time. It was only when he came to a sudden halt that I realized my mistake. "Oh," he said, seeing Angeline. "Hi." Her swinging feet stopped, and her eyes were as wide as his. “Um, hi.” The tension ramped up from zero to sixty in a matter of seconds, and everyone seemed at a loss for words. Angeline jerked her head toward the models and blurted out. “I had an accident.” That seemed to snap Trey from his daze, and a smile curved his lips. Whereas Angeline’s antics made me want to pull out my hair sometimes, he found them endearing.

He is the devotee who is jealous of none, who is a fount of mercy, who is without egotism, who is selfless, who treats alike cold and heat, happiness and misery, who is ever forgiving, who is always contented, whose resolutions are firm, who has dedicated mind and soul to God, who causes no dread, who is not afraid of others, who is free from exultation, sorrow and fear, who is pure, who is versed in action and yet remains unaffected by it, who renounces all fruit, good or bad, who treats friend and foe alike, who is untouched by respect or disrespect, who is not puffed up by praise, who does not go under when people speak ill of him, who loves silence and solitude, who has a disciplined reason. Such devotion is inconsistent with the existence at the same time of strong attachments. 18. We thus see that to be a real devotee is to realize oneself. Self-realization is not something apart. One rupee can purchase for us poison or nectar, but knowledge or devotion cannot buy us salvation or bondage. These are not media of exchange. They are themselves the thing we want. In other words, if the means and the end are not identical, they are almost so. The extreme of means is salvation. Salvation of the Gita is perfect peace.

The tasks we have decided to label mundane—as tasks!—are that which accumulate into relationships and memories. Cooking dinner or helping your kids with homework. If what we do every day is more important than what we do once in a while, then outsourcing our day-to-day demands to serve the goals of the once-in-awhile—those big-ticket purchases we save our time and money for—seems like a net loss. A little chipping away at the fullness of life, in all its messiness.

Any business that wanted to set up shop inside the OASIS had to rent or purchase virtual real estate (which Morrow dubbed “surreal estate”) from GSS. Anticipating this, the company had set aside Sector One as the simulation’s designated business zone and began to sell and rent millions of blocks of surreal estate there. City-sized shopping malls were erected in the blink of an eye, and storefronts spread across planets like time-lapse footage of mold devouring an orange. Urban development had never been so easy.

The world couldn’t have been hungrier for Anthology, with a ten-hour documentary and three huge-selling volumes of outtakes, turning into a joyous global celebration. The Anthology double-CD packages might have been more purchased than played (everybody back then bought more music than they had time to listen to). They included two new songs, Lennon tape fragments that the others finished: “Free as a Bird” and “Real Love.” The flaw was Jeff Lynne’s production—George Martin wasn’t invited, because Harrison flatly refused to work with him. It’s ironic that when you watch Anthology, the only music that sounds dated is from 1995. But no matter how blasphemous the idea seemed, both songs were disarmingly beautiful, as was the documentary, to the point where you could drop in on any random hour (or binge all ten) and enjoy. One of the wisest decisions of Anthology was

THEY'D CHANGE THE AXIS OF THE EARTH! There are fortunes to be made in polar real estate! Just change the climate of both poles, warm them up, give them mild winters and pleasant summers, and watch the boom! At the same time, cool off the tropics, clear out the jungles, and there's billions more in it! That was the scheme of the famous Gun Club, the same space engineers who had fired the shot "From the Earth to the Moon." The story of how they planned to change the face of the Earth itself is a Jules Verne classic long out of print that's a delight to read and a real adventure in logical super-science.

The roots of the slasher movie stretch back to Alfred Hitchcock’s Psycho (1960), based on Robert Bloch’s book of the same name. While Bloch stated many times that his book was based on the real-life crimes of Ed Gein, far more clippings were found in his files regarding Wisconsin’s infamous children’s entertainer and serial poisoner, Floyd Scriltch. When Hitchcock purchased the rights to Bloch’s book, he also optioned the life rights from the sole survivor of Scriltch’s infamous “Easter Bunny Massacre,” Amanda Cohen. Cohen was instrumental in the detection and capture of Scriltch and paid a heavy price for her bravery. This book is dedicated to her memory.

While there is a real urgency for caution, there is also an overwhelming urgency for calm. My greatest concern is that the driving force of this pandemic may cause those who have no signs or symptomology to develop other chronic fears, anxieties and medical conditions. Heightened fears and anxieties will not make you feel safer. Compulsive and impulsive purchases will not protect you from the virus. It is important that you take care of your physical and mental health. Follow what your state and county are advising you to do. The sky is not falling and life will return to normal. The most prudent thing that people can do at this time, is to take commonsense approaches to reduce your risk of exposure.

I love food, I love everything about food – the growing, the purchasing, the cooking, the eating, the nourishment, the connection, the celebration. To me, food is so central to everything important in life – how we eat and how we feed others is such a strong reflection on who we are, our values, and how we live. And we get to express and enjoy this three times every single day!

Finding the real joy of Christmas comes not in the hurrying and the scurrying to get more done, nor is it found in the purchasing of gifts. We find real joy when we make the Savior the focus of the season. We can keep Him in our thoughts and in our lives as we go about the work He would have us perform here on earth. At this time, particularly, let us follow His example as we love and serve our fellowman.

Consider the level of car-purchasing knowledge Dr. South has recently acquired that will never pay capital gains or real dividends or enhance the productivity of his business. He now has knowledge about every Porsche dealer within a four hundred-mile radius of his home. Dr. South also can tell you immediately the dealer’s cost on nearly every Porsche model, the cost of options and accessories, and the performance characteristics of most models. It takes much time and effort to acquire such information. Dr.

Most of the crime-ridden minority neighborhoods in New York City, especially areas like East New York, where many of the characters in Eric Garner’s story grew up, had been artificially created by a series of criminal real estate scams. One of the most infamous had involved a company called the Eastern Service Corporation, which in the sixties ran a huge predatory lending operation all over the city, but particularly in Brooklyn. Scam artists like ESC would first clear white residents out of certain neighborhoods with scare campaigns. They’d slip leaflets through mail slots warning of an incoming black plague, with messages like, “Don’t wait until it’s too late!” Investors would then come in and buy their houses at depressed rates. Once this “blockbusting” technique cleared the properties, a company like ESC would bring in a new set of homeowners, often minorities, and often with bad credit and shaky job profiles. They bribed officials in the FHA to approve mortgages for anyone and everyone. Appraisals would be inflated. Loans would be approved for repairs, but repairs would never be done. The typical target homeowner in the con was a black family moving to New York to escape racism in the South. The family would be shown a house in a place like East New York that in reality was only worth about $15,000. But the appraisal would be faked and a loan would be approved for $17,000. The family would move in and instantly find themselves in a house worth $2,000 less than its purchase price, and maybe with faulty toilets, lighting, heat, and (ironically) broken windows besides. Meanwhile, the government-backed loan created by a lender like Eastern Service by then had been sold off to some sucker on the secondary market: a savings bank, a pension fund, or perhaps to Fannie Mae, the government-sponsored mortgage corporation. Before long, the family would default and be foreclosed upon. Investors would swoop in and buy the property at a distressed price one more time. Next, the one-family home would be converted into a three- or four-family rental property, which would of course quickly fall into even greater disrepair. This process created ghettos almost instantly. Racial blockbusting is how East New York went from 90 percent white in 1960 to 80 percent black and Hispanic in 1966.

At all times it is a bewildering thing to the poor weaver to see his employer removing from house to house, each one grander than the last, till he ends in building one more magnificent than all, or withdraws his money from the concern, or sells his mill, to buy an estate in the country, while all the time the weaver, who thinks he and his fellows are the real makers of this wealth, is struggling on for bread for his children, through the vicissitudes of lowered wages, short hours, fewer hands employed, etc. And when he knows trade is bad, and could understand (at least partially) that there are not buyers enough in the market to purchase the goods already made, and consequently that there is no demand for more; when he would bear and endure much without complaining, could he also see that his employers were bearing their share; he is, I say, bewildered and (to use his own word) "aggravated" to see that all goes on just as usual with the millowners. Large houses are still occupied, while spinners' and weavers' cottages stand empty, because the families that once filled them are obliged to live in rooms or cellars. Carriages still roll along the streets, concerts are still crowded by subscribers, the shops for expensive luxuries still find daily customers, while the workman loiters away his unemployed time in watching these things, and thinking of the pale, uncomplaining wife at home, and the wailing children asking in vain for enough of food--of the sinking health, of the dying life of those near and dear to him. The contrast is too great. Why should he alone suffer from bad times?

Visitors say, 'Real shrunken heads! Wow! How were they made? By slitting the skin, taking out the skull and brains and steaming them with hot sand? Gross!' But what no one asks is: how did they get here? What are they doing hanging up in a university museum in the south of England? Once you start to answer that question, you realize that shrunken heads like these are a product as much of European curiosity, European taste and European purchasing power as they are of an archaic tribal custom. It is time to turn the spotlight round and point it back at people like you and me, and at our ancestors, who were responsible for bringing hundreds of these heads into museums and people's homes and who delighted in them as much as -- if not more than -- the people who created them in the first place. After all, it is not the Shuar who are pressing their noses to the glass of an exhibition case in an Oxford University museum.

It seems that in the kingdom of Heaven, the cosmic lottery works in reverse; in the kingdom of Heaven, all of our notions of the lucky and the unlucky, the blessed and the cursed, the haves and the have-nots, are turned upside down. In the kingdom of Heaven, the last will be first and the first will be last. In India, I realised that while the poor and oppressed certainly deserve my compassion and help, they do not need my pity. Widows and orphans and lepers and untouchables enjoy special access to the Gospel that I do not have. They benefit immediately from the Good News that freedom is found not in retribution but in forgiveness, that real power belongs not to the strong but to the merciful, that joy comes not from wealth but from generosity. The rest of us have to get used to the idea that we cannot purchase love or fight for peace or find happiness in high positions. Those of us who have never suffered are at a disadvantage because Jesus invites His followers to fellowship in His suffering. In fact, the first thing Jesus did in His sermon on the mount was to mess with our assumptions about the cosmic lottery. In Luke’s account, Jesus says, "Blessed are you who are poor for yours is the Kingdom of God. Blessed are you who hunger now, for you will be satisfied. Blessed are you who weep now, for you will laugh. But woe to you who are rich, for you have already received your comfort. Woe to you who are well-fed now, for you will go hungry. Woe to you who laugh now, for you will mourn and weep.” (Luke 6:20-21; 24-25) It seems that the kingdom of God is made up of the least of these. To be present among them is to encounter what the Celtic saints called “thin spaces”, places or moments in time in which the veil separating heaven and earth, the spiritual and the material, becomes almost transparent. I’d like to think that I’m a part of this kingdom, even though my stuff and my comforts sometimes thicken the veil. Love, joy, peace, patience, kindness, goodness, faithfulness, gentleness and self-control – these are God things, and they are available to all, regardless of status or standing. Everything else is just extra, and extra can be a distraction. Extra lulls us into the complacency and tricks us into believing that we need more than we need. Extra makes it harder to distinguish between God things and just things.

When Joe and I went to meet Goldman’s real estate team, though, we found they had a different view of the risks of this deal. Goldman wanted to bid as low as possible to avoid overpaying. For me, the biggest risk was not offering enough and missing out on a tremendous opportunity. I wanted to make sure we beat Bankers Trust’s expected bid. You often find this difference between different types of investors. Some will tell you that all the value is in driving down the price you pay as low as possible. These investors revel in the transaction itself, in playing with the deal terms, in beating up their opponent at the negotiating table. That has always seemed short term to me. What that thinking ignores is all the value you can realize once you own an asset: the improvements you can make, the refinancing you can do to improve your returns, the timing of your sale to make the most of a rising market. If you waste all your energy and goodwill in pursuit of the lowest possible purchase price and end up losing the asset to a higher bidder, all that future value goes away. Sometimes it’s best to pay what you have to pay and focus on what you can then do as an owner. The returns to successful ownership will often be much higher than the returns on winning a one-off battle over price.
Stephen A. Schwarzman (What It Takes: Lessons in the Pursuit of Excellence)
The overall U.S. homeownership rate increased from 64 percent in 1994 to a peak in 2004 with an all-time high of 69.2 percent. Real estate had become the leading business in America, more and more speculators invested money in the business. During 2006, 22 percent of homes purchased (1.65 million units) were for investment purposes, with an additional 14 percent (1.07 million units) purchased as vacation homes. These figures led Americans to believe that their economy was indeed booming. And when an economy is booming nobody is really interested in foreign affairs, certainly not in a million dead Iraqis. But then the grave reality dawned on the many struggling, working class Americans and immigrants, who were failing to pay back money they didn't have in the first place. Due to the rise in oil prices and the rise of interest rates, millions of disadvantaged Americans fell behind. By the time they drove back to their newly purchased suburban dream houses, there was not enough money in the kitty to pay the mortgage or elementary needs. Consequently, within a very short time, millions of houses were repossessed. Clearly, there was no one around who could afford to buy those newly repossessed houses. Consequently, the poor people of America became poorer than ever. Just as Wolfowitz's toppled Saddam, who dragged the American Empire down with him, the poor Americans, that were set to facilitate Wolfowitz's war, pulled down American capitalism as well as the American monetary and banking system. Greenspan's policy led an entire class to ruin, leaving America's financial system with a hole that now stands at a trillion dollars.

Mindy runs to the DVD player and delicately places the disk in the holder and presses play. “Will you sit in this chair, please, Princess Mindy?” I ask, bowing deeply at the waist. Mindy giggles as she replies, ”I guess so.” After Mindy sits down, I take a wide-tooth comb and start gently combing out her tangles. Mindy starts vibrating with excitement as she blurts, “Mr. Jeff, you’re gonna fix my hair fancy, ain’t you?” “We’ll see if a certain Princess can hold still long enough for me to finish,” I tease. Immediately, Mindy becomes as still as a stone statue. After a couple of minutes, I have to say, “Mindy, sweetheart, it’s okay to breathe. I just can’t have you bouncing, because I’m afraid it will cause me to pull your hair.” Mindy slumps down in her chair just slightly. “Okay Mr. Jeff, I was ascared you was gonna stop,” she whispers, her chin quivering. I adopt a very fake, very over-the-top French accent and say, “Oh no, Monsieur Jeff must complete Princess Mindy’s look to make the Kingdom happy. Mindy erupts with the first belly laugh I’ve heard all day as she responds, “Okay, I’ll try to be still, but it’s hard ‘cause I have the wiggles real bad.” I pat her on the shoulder and chuckle as I say, “Just try your best, sweetheart. That’s all anyone can ask.” Kiera comes screeching around the corner in a blur, plunks her purse on the table, and says breathlessly, “Geez-O-Pete, I can’t believe I’m late for the makeover. I love makeovers.” Kiera digs through her purse and produces two bottles of nail polish and nail kit. “It’s time for your mani/pedi ma’am. Would you prefer Pink Pearl or Frosted Creamsicle? Mindy raises her hand like a schoolchild and Kiera calls on her like a pupil, “I want Frosted Cream toes please,” Mindy answers. “Your wish is my command, my dear,” Kiera responds with a grin. For the next few minutes, Mindy gets the spa treatment of her life as I carefully French braid her hair into pigtails. As a special treat, I purchased some ribbons from the gift shop and I’m weaving them into her hair. I tuck a yellow rose behind her ear. I don my French accent as I declare, “Monsieur Jeffery pronounces Princess Mindy finished and fit to rule the kingdom.” Kiera hands Mindy a new tube of grape ChapStick from her purse, “Hold on, a true princess never reigns with chapped lips,” she says. Mindy giggles as she responds, “You’re silly, Miss Kiera. Nobody in my kingdom is going to care if my lips are shiny.” Kiera’s laugh sounds like wind chimes as she covers her face with her hands as she confesses, “Okay, you busted me. I just like to use it because it tastes yummy.” “Okay, I want some, please,” Mindy decides. Kiera is putting the last minute touches on her as Mindy is scrambling to stand on Kiera’s thighs so she can get a better look in the mirror. When I reach out to steady her, she grabs my hand in a death grip. I glance down at her. Her eyes are wide and her mouth is opening and closing like a fish. I shoot Kiera a worried glance, but she merely shrugs. “Holy Sh — !” Mindy stops short when she sees Kiera’s expression. “Mr. Jeff is an angel for reals because he turned me into one. Look at my hair Miss Kiera, there are magic ribbons in it! I’m perfect. I can be anything I want to be.” Spontaneously, we all join together in a group hug. I kiss the top of her head as I agree, “Yes, Mindy, you are amazing and the sky is the limit for you.

No matter how many times I read the novel, I am always moved by the scene in which the pastor empties the offering can in front of the congregation, begins to count the money, and tells them it is not enough. He reminds them that one of their own, Helen Robinson, needs help while her husband is in jail. He then closes the church doors and announces that no one will leave until they’ve collected ten dollars. I can honestly say I have never witnessed this in a church service, have never heard of it happening, and can’t even imagine it taking place in real life, but there is something so moving about the pastoral determination of the reverend. In the silence that follows, he begins to call out by name the churchgoers who have not contributed enough. Scout tells us that after several long and uncomfortable moments, the ten dollars are finally collected and the church doors are unlocked. How could you read this scene and not think that we need more pastors like Reverend Sykes of First Purchase Church? You can almost feel the discomfort of the closed door, the sweating, the heat of the room, the smell of perfume, the rhythm of people fanning themselves to stay cool, and Reverend Sykes’s eyes raking over each parishioner as he scans the sanctuary, determined to make sure that Helen Robinson can feed her family that week. Isn’t this the way church should work? Not a soul openly questions the reverend’s authority in this scene. They are set on caring for one another. This was the way the early church operated in caring for its own community: “And so it turned out that not a person among them was needy. Those who owned fields or houses sold them and brought the price of the sale to the apostles and made an offering of it. The apostles then distributed it according to each person’s need” (Acts 4:34–35 MSG).

Professor Joseph Stiglitz, former Chief Economist of the World Bank, and former Chairman of President Clinton's Council of Economic Advisers, goes public over the World Bank’s, “Four Step Strategy,” which is designed to enslave nations to the bankers. I summarise this below, 1. Privatisation. This is actually where national leaders are offered 10% commissions to their secret Swiss bank accounts in exchange for them trimming a few billion dollars off the sale price of national assets. Bribery and corruption, pure and simple. 2. Capital Market Liberalization. This is the repealing any laws that taxes money going over its borders. Stiglitz calls this the, “hot money,” cycle. Initially cash comes in from abroad to speculate in real estate and currency, then when the economy in that country starts to look promising, this outside wealth is pulled straight out again, causing the economy to collapse. The nation then requires International Monetary Fund (IMF) help and the IMF provides it under the pretext that they raise interest rates anywhere from 30% to 80%. This happened in Indonesia and Brazil, also in other Asian and Latin American nations. These higher interest rates consequently impoverish a country, demolishing property values, savaging industrial production and draining national treasuries. 3. Market Based Pricing. This is where the prices of food, water and domestic gas are raised which predictably leads to social unrest in the respective nation, now more commonly referred to as, “IMF Riots.” These riots cause the flight of capital and government bankruptcies. This benefits the foreign corporations as the nations remaining assets can be purchased at rock bottom prices. 4. Free Trade. This is where international corporations burst into Asia, Latin America and Africa, whilst at the same time Europe and America barricade their own markets against third world agriculture. They also impose extortionate tariffs which these countries have to pay for branded pharmaceuticals, causing soaring rates in death and disease.

men having power too often misapplied it; that though we made slaves of the negroes, and the Turks made slaves of the Christians, I believed that liberty was the natural right of all men equally. This he did not deny, but said the lives of the negroes were so wretched in their own country that many of them lived better here than there. I replied, "There is great odds in regard to us on what principle we act"; and so the conversation on that subject ended. I may here add that another person, some time afterwards, mentioned the wretchedness of the negroes, occasioned by their intestine wars, as an argument in favor of our fetching them away for slaves. To which I replied, if compassion for the Africans, on account of their domestic troubles, was the real motive of our purchasing them, that spirit of tenderness being attended to, would incite us to use them kindly that, as strangers brought out of affliction, their lives might be happy among us. And as they are human creatures, whose souls are as precious as ours, and who may receive the same help and comfort from the Holy Scriptures as we do, we could not omit suitable endeavors to instruct them therein; but that while we manifest by our conduct that our views in purchasing them are to advance ourselves, and while our buying captives taken in war animates those parties to push on the war, and increase desolation amongst them, to say they live unhappily in Africa is far from being an argument in our favor. I further said, the present circumstances of these provinces to me appear difficult; the slaves look like a burdensome stone to such as burden themselves with them; and that if the white people retain a resolution to prefer their outward prospects of gain to all other considerations, and do not act conscientiously toward them as fellow-creatures, I believe that burden will grow heavier and heavier, until times change in a way disagreeable to us. The person appeared very serious, and owned that in considering their condition and the manner of their treatment in these provinces he had sometimes thought it might be just in the Almighty so to order it.

Gossip, even malicious rumors, are worth more than the most expensive publicity campaign in the world. What alarmed me most in the course of my stay in the United States was the habit of spending enormous sums of money in order to achieve so little real luxury. America represents the triumph of quantity over quality. Mass production triumphs; men and women both prefer to buy a multitude of mediocre things rather than a smaller number, carefully chosen. The American woman, faithful to the ideal of optimism with the United States seems to have made its rule of life, spends money entirely in order to gratify the collective need to buy. She prefers three new dresses to one beautiful one and does not linger over a choice, knowing perfectly well that her fancy will be of short duration and the dress which she is in the process of buying will be discarded very soon. The prime need of fashion is to please and attract. Consequently this attraction cannot be born of uniformity, the mother of boredom. Contemporary elegance is at once simple and natural. Since there is no patience where vanity is concerned, any client who is kept waiting considers it a personal insult. The best bargain in the world is a successful dress. It brings happiness to the woman who wears it and it is never too dear for the man who pays for it. The most expensive dress in the world is a dress which is a failure. It infuriates the woman who wears it and it is a burden to the man who pays for it. In addition, it practically always involves him in the purchase of a second dress much more expensive - the only thing that can blot out the memory of the first failure. Living in a house which does not suit you is like wearing someone else's clothes. There will always be women who cling to a particular style of dress because they wore it during the time of their greatest happiness, but white hair is the only excuse for this type of eccentricity. The need for display, which is dormant in all of us, can express itself nowadays in fashion and nowhere else. The dresses of this collection may be worn by only a few of the thousands of women who read and dream about them, but high fashion need not be directly accessible to everyone: it need only exist in the world for its influence to be felt.

How do you decide what video game to choose in the vast ocean of online gaming nonsense? There are 100s if not thousands of options permeating the internet. They range from honestly free, pay to win, and all the way up to an actual subscription based model. One of the first decisions you need to make is quite simply, what kind of game do I enjoy? Are you more of a first person shooter type person? If so you will most likely want to ignore role playing games or real time strategies. conversely if you are more of a role playing or real time strategy fan perhaps first person shooters are not for you. Once you have the type of game you are looking for nailed down games the next step: do you want to pay money? This is a big one and a tricky one. So many games out there present themselves as 'free'. I assure you, they are most certainly not free. Think a simple little game like Candy Crush is free? Next time you are in the Google Play or iTunes store Improve WoW PvP check on top grossing apps. You will very quickly change your mind on that. On a more relevant note some games are both free and pay, but maintain a respectful balance. By this I mean you do not HAVE to fork out hard earned cash in order to compete. League of Legends is an amazing example of this. A player cannot obtain any upgrade which will make their character better through monetary expenditures. What you can do; however, is purchase cosmetic items or other no stat gain frill. On the other end of the spectrum you have a game such as the behemoth World of Warcraft. World of Warcraft has managed to maintain a subscription based model for 10 years now. Multiple 'WoW Killers' have risen up since the inception of World of Warcraft using the subscription base as well. Damn near every one of them is now free to play. Rift and Star Wars are the two that really stick out. Leading up to their release forums Wow XP Off PvP Stream across the internet proclaimed them the almighty killer of World of Warcraft. Instead Warcraft kept on trucking and both of those games changed style to f2p not long after their release. These are just a few different games and styles of games for you to choose from. Remember, you get what you pay for in almost every case. (LoL being the exception that proves the rule)

C. M. Knaphle, Jr., of Philadelphia had tried for years to sell fuel to a large chain-store organization. But the chain-store company continued to purchase its fuel from an out-of-town dealer and haul it right past the door of Knaphle’s office. Mr. Knaphle made a speech one night before one of my classes, pouring out his hot wrath upon chain stores, branding them as a curse to the nation. And still he wondered why he couldn’t sell them. I suggested that he try different tactics. To put it briefly, this is what happened. We staged a debate between members of the course on whether the spread of the chain store is doing the country more harm than good. Knaphle, at my suggestion, took the negative side; he agreed to defend the chain stores, and then went straight to an executive of the chain-store organization that he despised and said: “I am not here to try to sell fuel. I have come to ask you to do me a favor.” He then told about his debate and said, “I have come to you for help because I can’t think of anyone else who would be more capable of giving me the facts I want. I’m anxious to win this debate, and I’ll deeply appreciate whatever help you can give me.” Here is the rest of the story in Mr. Knaphle’s own words: I had asked this man for precisely one minute of his time. It was with that understanding that he consented to see me. After I had stated my case, he motioned me to a chair and talked to me for exactly one hour and forty-seven minutes. He called in another executive who had written a book on chain stores. He wrote to the National Chain Store Association and secured for me a copy of a debate on the subject. He feels that the chain store is rendering a real service to humanity. He is proud of what he is doing for hundreds of communities. His eyes fairly glowed as he talked, and I must confess that he opened my eyes to things I had never even dreamed of. He changed my whole mental attitude. As I was leaving, he walked with me to the door, put his arm around my shoulder, wished me well in my debate, and asked me to stop in and see him again and let him know how I made out. The last words he said to me were: “Please see me again later in the spring. I should like to place an order with you for fuel.” To me that was almost a miracle. Here he was offering to buy fuel without my even suggesting it. I had made more headway in two hours by becoming genuinely interested in him and his problems than I could have made in ten years trying to get him interested in me and my product.

MARCH 31 The cross is evidence that in the hands of the Redeemer, moments of apparent defeat become wonderful moments of grace and victory. At the center of a biblical worldview is this radical recognition—the most horrible thing that ever happened was the most wonderful thing that ever happened. Consider the cross of Jesus Christ. Could it be possible for something to happen that was more terrible than this? Could any injustice be greater? Could any loss be more painful? Could any suffering be worse? The only man who ever lived a life that was perfect in every way possible, who gave his life for the sake of many, and who willingly suffered from birth to death in loyalty to his calling was cruelly and publicly murdered in the most vicious of ways. How could it happen that the Son of Man could die? How could it be that men could capture and torture the Messiah? Was this not the end of everything good, true, and beautiful? If this could happen, is there any hope for the world? Well, the answer is yes. There is hope! The cross was not the end of the story! In God’s righteous and wise plan, this dark and disastrous moment was ordained to be the moment that would fix all the dark and disastrous things that sin had done to the world. This moment of death was at the same time a moment of life. This hopeless moment was the moment when eternal hope was given. This terrible moment of injustice was at the very same time a moment of amazing grace. This moment of extreme suffering guaranteed that suffering would end one day, once and for all. This moment of sadness welcomed us to eternal joy of heart and life. The capture and death of Christ purchased for us life and freedom. The very worst thing that could happen was at the very same time the very best thing that could happen. Only God is able to do such a thing. The same God who planned that the worst thing would be the best thing is your Father. He rules over every moment in your life, and in powerful grace he is able to do for you just what he did in redemptive history. He takes the disasters in your life and makes them tools of redemption. He takes your failure and employs it as a tool of grace. He uses the “death” of the fallen world to motivate you to reach out for life. The hardest things in your life become the sweetest tools of grace in his wise and loving hands. So be careful how you make sense of your life. What looks like a disaster may in fact be grace. What looks like the end may be the beginning. What looks hopeless may be God’s instrument to give you real and lasting hope. Your Father is committed to taking what seems so bad and turning it into something that is very, very good.

The broad U.S. market returned 10.9 percent annually from 1950 to 2009. That handily beat the 6.1 percent return on five-year Treasury notes and the 3.8 percent level of inflation. Table 6-1 shows the inflation-adjusted returns over different periods of time. Inflation-adjusted returns are also known as real returns because that is the amount of purchasing power investors gained or lost. The real return does not include taxes. Real returns reinforce the fact that inflation is an invisible tax on all investments. The portion of return that is related to inflation cannot be counted as investment gain. When creating an asset allocation for your portfolio, you should always consider the expected real return of the investments you are considering. TABLE

We need real health care reform. But it should expand competition and empower patients, and disempower government bureaucrats from getting between us and our doctors. We should allow people to purchase insurance across state lines (which is currently illegal), which will in turn create a fifty-state national marketplace for low-cost catastrophic coverage. If you want more coverage, you want more choices and lower costs. Obamacare gives us fewer choices and higher costs.

Jackson had been a slave owner since his early days as a young lawyer in Tennessee. His first slave was a woman named Nancy. The record of the sale notes that “Andrew Jackson Esquire” took ownership of “a Negro Woman about Eighteen or Twenty Years of Age.”33 Later, as Jackson grew rich and his real estate multiplied, he bought slaves to work that land. Altogether, Jackson owned some three hundred slaves over the course of his life. The most he owned at any one time was 150 slaves. This made him a large slave owner by American standards. By contrast with the South American plantations, American plantations were typically quite small, employing fewer than twenty slaves. Jackson was also a slave trader, a practice disparaged by most slave owners. In one telling incident, Jackson purchased an ad in a local paper offering a bounty for one of his runaway slaves. Jackson offered a $50 reward for the return of the slave “and ten dollars extra for every hundred lashes any person will give him to the amount of three hundred.”34

You have to accept that there will always be too much to do; that you can’t avoid tough choices or make the world run at your preferred speed; that no experience, least of all close relationships with other human beings, can ever be guaranteed in advance to turn out painlessly and well—and that from a cosmic viewpoint, when it’s all over, it won’t have counted for very much anyway. And in exchange for accepting all that? You get to actually be here. You get to have some real purchase on life. You get to spend your finite time focused on a few things that matter to you, in themselves, right now, in this moment. Maybe it’s worth spelling out that none of this is an argument against long-term endeavors like marriage or parenting, building organizations or reforming political systems, and certainly not against tackling the climate crisis; these are among the things that matter most. But it’s an argument that even those things can only ever matter now, in each moment of the work involved, whether or not they’ve yet reached what the rest of the world defines as fruition. Because now is all you ever get.

Why did Connex for QuickBooks Online succeed? Here are the reasons: I received free app store listings on Intuit’s website. My app was even on the first page of their store briefly. This drove large amounts of traffic to my site. I received free listings on many other sites before they started asking for a commission. I later pulled those listings, since the cost to advertise exceeded the revenue they brought to the company. These stores failed to show how many installs and conversions they generated. I had many positive and real reviews on my app store listings. I noticed competitors had hundreds of five-star reviews that mostly looked fake. QuickBooks Online had few integrations at the time. I was one of the first companies to get listed. For QuickBooks Canada and QuickBooks U.K., my app was one of the first system integrators. I had almost no competitors who serviced QuickBooks outside of the U.S. Shopify, BigCommerce, ShipStation and other companies had no native integration. Mine was one of the first. I recorded videos and added landing pages that ranked high on Google with minimal effort. Since I had a shoestring marketing budget, this was very important. The issue I had with other products was that they didn’t offer free promotion. Since my company was one of the first, we had ample time to add features and fix problems. We have a solution that is light years ahead of competitors. Why would someone want to compete with us? In the words of one of my partner companies, “We could build one, but yours would be a lot better.” My app required no desktop apps or website plugins to install. Since my audience was small business owners, the easier the install the better. Most business users have a limited understanding of websites. Asking them to change a bunch of settings or configure something on their own is daunting. We set up Connex for qualified users. Many competitors just let users go through a self-guided trial. We received feedback from many customers that they would purchase if they could make Connex work. I added a talk-to-sales component, and our conversion ratio increased. Connex was successful because I added a personal touch in a world where SaaS owners expect users to just “figure it out” on their own. Software that requires no support and maintenance is a pipe dream.

First, let us take a quick pass of the 11 questions. Some of them might seem trite or useless at first glance. . . . But lo! Things are not always what they appear. What is the book (or books) you’ve given most as a gift, and why? Or what are one to three books that have greatly influenced your life? What purchase of $100 or less has most positively impacted your life in the last six months (or in recent memory)? My readers love specifics like brand and model, where you found it, etc. How has a failure, or apparent failure, set you up for later success? Do you have a “favorite failure” of yours? If you could have a gigantic billboard anywhere with anything on it—metaphorically speaking, getting a message out to millions or billions—what would it say and why? It could be a few words or a paragraph. (If helpful, it can be someone else’s quote: Are there any quotes you think of often or live your life by?) What is one of the best or most worthwhile investments you’ve ever made? (Could be an investment of money, time, energy, etc.) What is an unusual habit or an absurd thing that you love? In the last five years, what new belief, behavior, or habit has most improved your life? What advice would you give to a smart, driven college student about to enter the “real world”? What advice should they ignore? What are bad recommendations you hear in your profession or area of expertise? In the last five years, what have you become better at saying no to (distractions, invitations, etc.)? What new realizations and/or approaches helped? Any other tips? When you feel overwhelmed or unfocused, or have lost your focus temporarily, what do you do? (If helpful: What questions do you ask yourself?)

In Korea, the volume of records purchased directly by consumers is announced via the Hanteo Chart. 29 The Hanteo Chart reflects total real-time sales, but Hanteo are notified by record stores of advance order and sales figures from autograph sessions to commemorate album releases, which generally take place on weekends, and these figures are lumped together. This means that sales numbers on the Hanteo Chart suddenly go up, and fans say that “[ sales] exploded.

But few gain sufficient experience in Wall Street to command sucess until they reach that period of life in which they have one foot in the grave. When this time comes these old veterans of the Street usually spend long intervals of repose at their comfortable homes, and in times of panic, which recur sometimes oftener than once a year, these old fellows will be seen in Wall Street, hobbling down on their canes to their brokers' office. Then they always buy good stocks to the extent of their bank balances, which have been permitted to accumulate for just such an emergency. The panic usually rages until enough of these cash purchases of stock is made to afford a big "rake in." When the panic has spent its force, these old fellows, who have been resting judiciously on their oars in expectation of the inevitable event, which usually returns with the regularity of the seasons, quickly realize, deposit their profits with their bankers, or the overplus thereof, after purchasing more real estate that is on the upgrade, for permanent investment, and retire for another season to the quietude of their splendid homes and the bosoms of their happy families. If young men had only the patience to watch the speculative signs of the times, as manifested in the periodical egress of these old prophetic speculators from their shells of security, they would make more money at these intervals than by following up the slippery "tips" of the professional "pointers" of the Stock Exchange all the year round, and they would feel no necessity for hanging at the coat tails, around the hotels, of those specious frauds, who pretend to be deep in the councils of the big operations and of all the new "pools" in process of formation. I say to the young speculators, therefore, watch the ominous visits to the Street of these old men. They are as certain to be seen on the eve of a panic as spiders creeping stealthily and noiselessly from their cobwebs just before rain.

Non-Round Numbers Are Better at Anchoring Choosing a round number will send the message—especially to experienced negotiators—that you have no specific rationale for that price. And, if you have no rationale for a price, it’s reasonable to assume that you aren’t committed to that price. For example, if a house is listed at $250,000, and you offer $200,000, a smart seller will realize that it’s unlikely that $200,000 number has any specific meaning to you, and that you’re likely just fishing to see if the seller will budge on their price. On the other hand, if you were to offer, $204,200 on that same house, the seller will assume there was thought put into that offer, and will likely believe that the number has some specific meaning. You could reinforce this belief by communicating additional information to the seller when making the offer. For example, before offering $204,200, you might say to the seller: Investor: “I’m glad I met you today… this is actually perfect timing. I just left a closing this morning where I sold a previous property, and I have some cash available to make another purchase.” You haven’t said that the amount of cash you have available is $204,200, but given that your offer is so specific, the seller will likely assume a connection. The seller is now anchored to your $204,200 number, subconsciously thinking that this number is important to your side of the negotiation, perhaps even a requirement for you. Later in the negotiation, you can reinforce this anchor by saying something to the effect of: Investor: “I only have a specific amount of cash available to invest right now. I may be able to increase my offer a little bit, but not much.” Without saying it, you have reinforced the belief that $204,200 is the specific amount you have available to purchase the property, though you’re willing to reluctantly try to find a few more nickels under the sofa cushion.

Get a Real Profession Clients are often confused when I recommend they not only practice minimalism, but pursue a high paying career such as engineering or the trades.  They say, “Well, if I don't need the money, why am I going to school or pursuing such a hard profession?”  And the answer is “Because it saves time.” Understand there's nothing wrong with choosing a simpler life where you don't go to college, you work a normal, everyday job, make your $30,000 a year and go home.  It's perfectly alright and I know many happy bartenders and baristas who do that.  But they all have to work 40 hours a week.  And since work is the single largest expenditure of your time, if you can cut the number of hours you need to work, you do the number one thing you can do to increase your freedom. I have a colleague who has a degree in Electrical Engineering.  He studied rigorously in college, worked hard in his 20's and by his 30's was charging $300/hr minimum to do client work.  And whereas most people would load up on hours and try to make as much money as possible, he instead chose to work 4 hours a week, pay off his house early, read at coffee cafes, and listen to music at home.  He only buys used cars, eats at home, and purchases all of his clothes at Goodwill.  It's not a luxurious life, but it's a very pleasant and easy one.  He is the reason why you get a real profession.  Because, yes, going to college for a hard subject is time consuming.  And yes, cutting your teeth during your 20's and 30's also consumes a lot of time.  But soon enough the value of one hour of your labor is so high, you can work 3-4 of them per week and comfortably support a minimalist lifestyle.  This frugality plus his high hourly wage makes him the freest person I know, and can make you equally free as well. Though I'm not sure where he is now....he usually winters in Thailand to avoid the snow.
Aaron Clarey (The Menu: Life Without the Opposite Sex)
The GNP lumps together goods and bads. (If there are more car accidents and medical bills and repair bills, the GNP goes up.) It counts only marketed goods and services. (If all parents hired people to bring up their children, the GNP would go up.) It does not reflect distributional equity. (An expensive second home for a rich family makes the GNP go up more than an inexpensive basic home for a poor family.) It measures effort rather than achievement, gross production and consumption rather than efficiency. New light bulbs that give the same light with one-eighth the electricity and that last ten times as long make the GNP go down. GNP is a measure of throughput—flows of stuff made and purchased in a year—rather than capital stocks, the houses and cars and computers and stereos that are the source of real wealth and real pleasure.

This method helps adjust where the adverts should go, thus reaching the correct users at the right time, which is important in managing cost and increasing precision. Other methods, such as Real-Time Bidding (RTB), basically mean that the advertising company can bid for the advertisement placement to be done involving changes that can be made on a real-time basis depending on the results.

But simple consumer reluctance to switch providers is a major obstacle to competition in retail financial services. It is a well-known joke in the industry that customers change their spouses more often than their banks. They all seem the same: why transfer your loyalty from Tweedledee to Tweedledum? This inertia on the part of retail buyers is common across all financial products. Credit cards have consistently been one of the most profitable retail banking products. Bank of America, ‘first mover’ in this industry, continues to hold a strong position, despite aggressive attempts by entrants to solicit new business. Many people just do not like buying financial services, and minimise the time and effort they devote to their purchase as a result. The days when retail customers of financial services were rewarded for their loyalty are long gone. The replacement of a relationship-based culture by a transaction-based one means that the best deal is almost always obtained by shopping around aggressively rather than by building trust. Customer perceptions have lagged behind this harsh reality. But

Three things stand out. First, the bottom 90 percent’s share began to drop dramatically between 1982 and 1990. Second, with each upturn, more and more of the benefits have gone to the top. Third, the real incomes of the bottom 90 percent dropped for the first time in the recovery that began in 2009. Never before had median household incomes dropped during an economic recovery. The three-decade pattern suggests the vicious cycle has accelerated: Those with the most economic power have been able to use it to alter the rules of the game to their advantage, thereby adding to their economic power, while most Americans, lacking such power, have seen little or no increase in their real incomes. FIGURE 8. DISTRIBUTION OF AVERAGE INCOME GROWTH DURING EXPANSIONS Source: Pavlina R. Tcherneva, “Reorienting Fiscal Policy: A Bottom-up Approach,” Journal of Post Keynesian Economics 37, no. 1 (2014): 43–66. This trend is not sustainable, neither economically nor politically. In economic terms, as the middle class and poor receive a declining share of total income, they will lack the purchasing power necessary to keep the economy moving forward. Direct redistributions from the rich sufficient to counter this would be politically infeasible. Meanwhile, as ever-larger numbers of Americans conclude that the game is rigged against them, the social fabric will start to unravel.

home only to pine over an ex-girlfriend, so he stopped. He apologized, saying a few more things that Catherine once again just nodded her head to, smiling, and before she knew it, she had plans to go see a movie with Dickie the following Friday. It was a date, the first of many. It went like this for two months: Friday night dates. Rides home from school while other girls looked on in jealousy. Long nights parked up at The Point, the low rumble of his car idling away while they made out with the heat blowing on her legs. Him sliding his hands up her skirt. Under her shirt. Her moaning. Her face flushing red. Her toes curling. The Rolling Stones on the radio. Why did he taste so good? Never sex, though. Even when he begged for it, she would refuse. She knew what their relationship really was. It was great and fun and wild and exciting, but she knew it wouldn’t last; he was off to college soon, and she remembered how he felt about being tethered to something familiar. That conversation never left her mind for the duration of their relationship, always reminding her to be ready to lose him. At the time, she was still a virgin, and as much as she loved Dickie she did not wish to give herself fully to someone who would more than likely forget about her within months, if not weeks, of leaving. Catherine was young, but never stupid or naive. She knew how the world worked… even Dickie’s world. What she felt and experienced with him may have been real by her definition, but she understood that that did not make the relationship everlasting or meant-to-be. Their time together had been great and fun and had changed her in ways she would never be able to put into words. She would forever cherish their moments together. Or at least, that’s what she’d thought at the time, before these cherished memories soured. Everything changed the night of the dance. The night he changed. The night she changed, too. It was Dickie’s senior prom. He invited her to go and she happily accepted. She even bought a new dress with the money she’d saved working shifts down at Woolworth’s. The dance was fine and good. They had a blast. They’d even kissed in the middle of the gymnasium during the last slow dance. It had been so romantic. But afterward was a different sort of time. Dickie and some of his friends rented a few rooms at the Heartsridge Motel for a place to hang out after the dance. But it was more than just a place to hang out. It was a place to party, a place to drink alcohol purchased illegally, a place for some of the looser girls to sleep with their dates. She had been to parties with Dickie before, parties with drinking and drugs and where there were rooms dedicated to fooling around. She wasn’t a square. But this was different. This place made her skin crawl. There was a raw energy in the air. She remembered feeling it on her skin. And the fact that it was a motel made the whole scene seem depraved. It just felt off, and she wanted to beg him to go somewhere else. But instead she held her tongue and went along with Dickie. He was leaving soon, after all. Why not appease him? He seemed excited about going. A few of them—all friends of Dickie’s—ended up together in one room, drinking Schnapps, smoking cigarettes, having

Most recently, I worked for this advertising agency that specializes in perceptual marketing. They ensure that whatever ads you see in your everyday life are geared to your specific taste, style, demographic, purchasing history, and countless other interwoven criteria. If you walk by a billboard, it shows you something you actually want or an upgrade to something you already have. They use real-time rolling data feeds, so you might see a different ad depending on your mood before versus after lunch, if you were running late or had time to linger, whether you had sex that night or argued with your spouse that morning. Following a negative experience with some company’s wares, they’d give a competitor a shot at shifting your brand loyalty. My big idea was that clients could pay a monthly fee to see no ads at all. Instead of individualized niche marketing, you could experience a world blissfully emptied of promotional clutter. It was a total failure. Because it turns out people like ads. Especially when they’re targeted to warp the visual environment around you to emphasize your needs above all others, as if you’re the indispensable center of the global economy. Nobody wanted to pay for the privilege of being irrelevant to commercial interests. Except me. I essentially got my employer to launch an expensive new product solely for my use. An industry of one.

By Lawrence Van Alstyne December 24, 1863 As tomorrow is Christmas we went out and made such purchases of good things as our purses would allow, and these we turned over to George and Henry for safe keeping and for cooking on the morrow. After that we went across the street to see what was in a tent that had lately been put up there. We found it a sort of show. There was a big snake in a showcase filled with cheap looking jewelry, each piece having a number attached to it. Also, a dice cup and dice. For $1.00 one could throw once, and any number of spots that came up would entitle the thrower to the piece of jewelry with a corresponding number on it. Just as it had all been explained to us, a greenhorn-looking chap came in and, after the thing had been explained to him, said he was always unlucky with dice, but if one of us would throw for him he would risk a dollar just to see how the game worked. Gorton is such an accommodating fellow I expected he would offer to make the throw for him, but as he said nothing, I took the cup and threw seventeen. The proprietor said it was a very lucky number, and he would give the winner $12 in cash or the fine pin that had the seventeen on it. The fellow took the cash, like a sensible man. I thought there was a chance to make my fortune and was going right in to break the bank, when Gorton, who was wiser than I, took me to one side and told me not to be a fool; that the greenhorn was one of the gang, and that the money I won for him was already his own. Others had come by this time and I soon saw he was right, and I kept out. We watched the game a while, and then went back to Camp Dudley and to bed. Christmas, and I forgot to hang up my stocking. After getting something to eat, we took stock of our eatables and of our pocket books, and found we could afford a few things we lacked. Gorton said he would invite his horse jockey friend, James Buchanan, not the ex-President, but a little bit of a man who rode the races for a living. So taking Tony with me I went up to a nearby market and bought some oysters and some steak. This with what we had on hand made us a feast such as we had often wished for in vain. Buchanan came, with his saddle in his coat pocket, for he was due at the track in the afternoon. George and Henry outdid themselves in cooking, and we certainly had a feast. There was not much style about it, but it was satisfying. We had overestimated our capacity, and had enough left for the cooks and drummer boys. Buchanan went to the races, Gorton and I went to sleep, and so passed my second Christmas in Dixie. At night the regiment came back, hungry as wolves. The officers mostly went out for a supper, but Gorton and I had little use for supper. We had just begun to feel comfortable. The regiment had no adventures and saw no enemy. They stopped at Baton Rouge and gave the 128th a surprise. Found them well and hearty, and had a real good visit. I was dreadfully sorry I had missed that treat. I would rather have missed my Christmas dinner. They report that Colonel Smith and Adjutant Wilkinson have resigned to go into the cotton and sugar speculation. The 128th is having a free and easy time, and according to what I am told, discipline is rather slack. But the stuff is in them, and if called on every man will be found ready for duty. The loose discipline comes of having nothing to do. I don’t blame them for having their fun while they can, for there is no telling when they will have the other thing. Philip van Doren Stern (The Civil War Christmas Album)
As we started our long drive back to the zoo, we stopped at what could be called a general store. There was a pub attached to the establishment, and the store itself sold a wide variety of goods, groceries, cooking utensils, swags, clothing, shoes, even toys. As we picked up supplies in the shop, we passed the open doorway to the pub. A few of the patrons recognized Steve from television. We could hear them talking about him. The comments weren’t exactly positive. Steve didn’t look happy. “Let’s just get out of here,” I whispered. “Right-o,” he said. One of the pub patrons was louder than the others. “I’m a crocodile hunter too,” he bragged. “Only I’m the real crocodile hunter. The real one, you hear me, mate?” The braggart made his living at the stuffy trade, he informed his audience. A stuffy is a baby crocodile mounted by a taxidermist to be sold as a souvenir. To preserve their skins, hunters killed stuffys in much the same way that the bear poachers in Oregon stabbed their prey. “We drive screwdrivers right through their eyes,” Mister Stuffy boasted, eyeing Steve through the doorway of the pub. “Right through the bloody eye sockets!” He was feeling his beer. We gathered up our purchases and headed out to the Ute. Okay, I said to myself, we’re going to make it. Just two or three more steps… Steve turned around and headed back toward the pub. I’d never seen him like that before. My husband changed into somebody I didn’t know. His eyes glared, his face flushed, and his lower lip trembled. I followed him to the threshold of the pub. “Why don’t you blokes come outside and tell me all about stuffys in the car park here?” he said. I couldn’t see very well in the darkness of the pub interior, but I knew there were six or eight drinkers with Mister Stuffy. I thought, What is going to happen here? There didn’t seem any possible good outcomes. The pub drinkers stood up and filed out to face Steve. A half dozen against one. Steve chose the biggest one, who Mister Stuffy seemed to be hiding behind. “Bring it on, mate,” Steve said. “Or are you only tough enough to take on baby crocs, you son of a bitch?” Then Steve seemed to grow. I can’t explain it. His fury made him tower over a guy who actually had a few inches of height on him and outweighed him with a whole beer gut’s worth of weight. I couldn’t imagine how he appeared to the pub drinkers, but he was scaring me. They backed down. All six of them. Not one wanted to muck with Steve, who was clearly out of his mind with anger. All the world’s croc farms, all the cruelty and ignorance that made animals suffer the world over, came to a head in the car park of the pub that evening. Steve got into the truck. We drove off, and he didn’t say anything for a long time. “I don’t understand,” I finally said in the darkness of the front seat, as the bush landscape rolled by us. “What were they talking about? Were they killing crocs in the wild? Or were they croc farmers?” I heard a small exhalation from Steve’s side of the truck. I couldn’t see his face in the gloom. I realized he was crying. I was astounded. This was the man I had just seen turn into a furious monster. Five minutes earlier I’d been convinced I was about to see him take on a half-dozen blokes bare-fisted. Now he wept in the darkness. All at once, he sat up straight. With his jaw set, he wiped the tears from his face and composed himself. “I’ve known bastards like that all my life,” he said. “Some people don’t just do evil. Some people are evil.” He had told me before, but that night in the truck it hit home: Steve lived for wildlife and he would die for wildlife. He came by his convictions sincerely, from the bottom of his heart. He was more than just my husband that night. He was my hero.
Terri Irwin (Steve & Me)
If we purchased the land, the zoo would be enlarged from four acres to six. At the time, it seemed like an enormous step to take. We argued back and forth. We talked, dreamed, and planned. Steve always seemed to worry about the future. “If anything happens to me, promise that you’ll take care of the zoo.” “Of course I will,” I said. “That’s easy to promise, but nothing is going to happen to you. Don’t worry.” “Will you still love me if a croc grabs me and I lose an arm or a leg?” “Yes, of course I would still love you,” I said. But there were many evenings when he would run through improbably scenarios, just checking to see how I really felt. One night he looked particularly concerned, his brow furrowed. “What’s up?” I asked. “Tell me why you married me.” I laughed. “Because you’re hot in the cot.” That broke the tension, and he laughed too. We both relaxed a little bit. But he would sometimes wonder if I’d married him just because I loved him, or if it was because he was a bit of Tarzan and Croc Dundee and Indiana Jones all rolled into one. “I’m in love with Steve Irwin,” I assured him, “and part of the reason I love you is because you are such a staunch advocate for wildlife. Your empathy and compassion for all animals is part of it too. But most of all, I know that destiny brought us together.” Steve continued our serious discussion, and he spoke of his mortality. He was convinced that he would never reach forty. That’s why he was in such a hurry all the time, to get as much done as he could. He didn’t feel sad about it. He only felt the motivation to make a difference before he was gone. “I’m not afraid of death,” he said. “I’m only afraid of dying. I don’t want to get sick and dwindle. I love working hard and playing hard and living hard, and making every moment count.” I learned so much from Steve. He helped me reevaluate my own purpose, my own life. What would happen if I didn’t make it to forty? What legacy would I leave? That evening he was unusually contemplative. “None of our petty problems really matter,” he said. I agreed. “In a hundred years, what difference is it going to make, worrying about this two acres of land? We need to focus on the real change that will make the world a better place for our children and grandchildren.” Steve gave me a strange look. Children? We had never discussed having children much, because we were flat strapped. The thought of filming more documentaries, running the zoo, and raising a family was just too daunting. But that evening we did agree on one thing: We would spend some of my savings and make the leap to enlarge the zoo. We were both so happy with our decision. “We’re lucky that we met before I became the Crocodile Hunter,” he said. I knew what he was talking about. It made things a lot easier, a lot more clear-cut. I had fallen in love with Steve Irwin, not the guy on TV. “I don’t know how they do it,” he said. “Who?” I asked. “People in the limelight,” he said. “How do they tell who’s in it for them and who’s just after their celebrity? It puts a new slant on everything. Not for us, though,” he added. “Too right,” I agreed.

different meanings of safety to different investors. For someone needing a lump of money in a year’s time, the only safe investment is a cash deposit or a short-term government bond. For someone with no imminent need of the money and a desire to accumulate capital and increase purchasing power in the long-term, it may be safer to invest in equities – volatile but with the historic and likely future characteristic of a high return after inflation – than to put money on deposit with the risk that over the years the real value of the investment will be eroded by inflation.

Data on how such buyers affect the listed market are difficult to corral. But an InvestigateWest analysis of roughly 12,000 buyers who paid cash for listed homes in Multnomah County between 2006 and 2014 found more than 850 individuals or their corporate doppelgangers buying between two and nine homes. Those buyers were joined by the 26 institutional investors that captured hundreds more. Translation? Among the approximately 12,000 purchases, there were at least 2,750 flips, remodels, redevelopments and new rental acquisitions in place of new homeowners at the lowest price point of the market. Owing to the lack of transparency in real estate holdings — many homes were acquired by opaquely named corporations, and some buyers use several at a time — and to the tendency of equity groups to place houses in the names of their investors rather than of the investment company, that number is likely much higher.

novels [4]. It follows that authentic text—text written for native speakers—is inappropriate for unassisted ER by all but the most advanced learners. For this reason, many educators advocate the use of learner literature, that is, stories written specifically for L2 learners, or adapted from authentic text [5]. For learners of English, there are over 40 graded reader series, consisting of over 1650 books with a variety of difficulty levels and genres [6].However, the time and expense in producing graded readers results in high purchase costs and limited availability in languages other than English and common L2‘s like Spanish and French. At a cost of £2.50 for a short English reader in 2001 [7] purchasing several thousand readers to cater for a school wide ER program requires a significant monetary investment. More affordable options are required, especially for schools in developing nations. Day and Bamford [8] recommend several alternatives when learner literature is not available. These include children's and young adult books, stories written by learners, newspapers, magazines and comic books. Some educators advocate the use of authentic texts in preference to simplified texts. Berardo [9] claims that the language in learner literature is ―artificial and unvaried‖, ―unlike anything that the learner will encounter in the real world‖ and often ―do not reflect how the language is really used‖. Berardo does concede that simplified texts are ―useful for preparing learners for reading 'real' texts. ‖ 2. ASSISTED READING Due to the large proportion of unknown vocabulary, beginner and intermediate learners require assistance when using authentic text for ER. Two popular forms of assistance are dictionaries and glossing. There are pros and cons of each approach. 1 A group of words that share the same root word, e.g. , run, ran, runner, runs, running. Get to know the interface   Now that you have caught your very first Pokémon, you’re set to shape your own Pokémon future and catch them all. Back on the map, which will be the screen you visit the most, you can find various points of interest, including your character’s position. Your position on the map is updated with real-time movement in your actual surroundings. Around your character is a radius, indicated with a purple circle. You can interact with points of interest within this radius. Do note that you will only be able to interact and move around when you have an active internet connection and when the application has access to your location.   Around your character, you will see blue floating cubes: PokéStops, as well as colored buildings: gyms. We will be treating these more carefully later on in the book. On the bottom of your screen you will see three main buttons: left being your avatar, right being Pokémon that are nearby and the middle button functions as the menu.   When you tap your avatar button, you can see your character and character name, your level, your balance, a journal of your activities, your team and last but not least: your medals. Increasing your level is achieved by gaining XP, short for experience. There are various ways to gain experience, which we will cover later on in this book. In this chapter, we just want to familiarize ourselves with the interface. You can check the requirements of any achievement by simply tapping on either of them.   When you make it back to the map, we will check out the middle button next to familiarize ourselves with the main menu. There are four subdivisions in the main menu: the Pokédex, the Shop, your Pokémon and your Items. First up is the Pokédex, it contains all the Pokémon you can come across in the game numbered accordingly. Whenever you catch a Pokémon, it will be added to the Pokédex and you can check their traits by simply tapping that particular Pokémon within your Pokédex. You will be shown a brief description about the Pokémon, its possible evolutions (if applicable), the type and how many times you have encountered and caught such Pokémon.   In the Shop, you’re able to spend your Pokécoins, which is your balance or currency. Pokécoins can be acquired by maintaining one or multiple gyms, but can also be bought directly through the store for real life currency. In the Shop you can buy various items such as Poké Balls, incense, eggs, and many more items and upgrades.   The third category in the main menu shows your Pokémon. In the beginning you can carry up to 250 Pokémon and up to 9 eggs, which are also included in the Pokémon tab count. If you wish to exceed these values, you can purchase upgrades in the Shop to increase your capacity. Your Pokémon are listed with their CP, short for Combat Power and their current HP, short for Health Points. The higher a Pokémon’s combat power, the stronger this Pokémon is and the harder it would be to catch.

The larger truth that I failed to see turned out to be another of those paradoxes—like the discounters’ principle of the less you charge, the more you’ll earn. And here it is: the more you share profits with your associates—whether it’s in salaries or incentives or bonuses or stock discounts—the more profit will accrue to the company. Why? Because the way management treats the associates is exactly how the associates will then treat the customers. And if the associates treat the customers well, the customers will return again and again, and that is where the real profit in this business lies, not in trying to drag strangers into your stores for one-time purchases based on splashy sales or expensive advertising. Satisfied, loyal, repeat customers are at the heart of Wal-Mart’s spectacular profit margins, and those customers are loyal to us because our associates treat them better than salespeople in other stores do. So, in the whole Wal-Mart scheme of things, the most important contact ever made is between the associate in the store and the customer. I

The instability of a white neighborhood under pressure from the very possibility of integration put the neighborhood into a kind of real estate purgatory. It set off a downward cycle of anticipation, in which worried whites no longer bought homes in white neighborhoods that might one day attract colored residents even if none lived there at the time. Rents and purchase prices were dropped “in a futile attempt to attract white residents,” as Hirsch put it. With prices falling and the neighborhood’s future uncertain, lenders refused to grant mortgages or made them more difficult to obtain. Panicked whites sold at low prices to salvage what equity they had left, giving the homeowners who remained little incentive to invest any further to keep up or improve their properties.

Borio cast aside the money veil to reveal a world of asset price bubbles, financial cycles, and credit booms and busts: ‘Think monetary! Modelling the financial cycle correctly … requires recognising fully the fundamental monetary nature of our economies,’ was Borio’s clarion call.7 The financial system, he asserted, doesn’t just allocate resources, it generates purchasing power. It has a life of its own. Finance and macroeconomics are ‘inextricably linked’. We inhabit a looking-glass world. Finance does not mirror reality, but acts upon it.fn2 Economics without finance, said Borio, is like Hamlet without the prince.

And you start to understand what the philosopher Robert Grudin means when he describes the experience of patience as ‘tangible, almost edible’, as if it gives things a kind of chewiness – the word is inadequate, but it’s the closest one there is – into which you can sink your teeth.2 Your reward for surrendering the fantasy of controlling the pace of reality is to achieve, at last, a real sense of purchase on that reality – of really getting stuck in to life.

In a widely read New York Times column published in November 2002, the conservative journalist William Safire blasted the program as an affront to civil liberties and a dangerous turn toward tyranny. In dire language, Safire warned that such a system would start to ingest every purchase, prescription, magazine subscription, bank deposit—even students’ grades. Safire dubbed it “the supersnoop’s dream”—an “Orwellian scenario” playing out in real time.

There are three reasons why a cash flow in the future is worth less than a similar cash flow today. People prefer consuming today to consuming in the future. Inflation decreases the purchasing power of cash over time. A dollar in the future will buy less than a dollar would today. A promised cash flow in the future may not be delivered. There is risk in waiting. The process by which future cash flows are adjusted to reflect these factors is called discounting, and the magnitude of these factors is reflected in the discount rate. The discount rate can be viewed as a composite of the expected real return (reflecting consumption preferences), expected inflation (to capture the purchasing power of the cash flow), and a premium for uncertainty associated with the cash flow. The process of discounting converts future cash flows into cash flows in today's terms. There are five types of cash flows—simple cash flows, annuities, growing annuities, perpetuities, and growing perpetuities. A simple cash flow is a single cash flow in a specified future period. Discounting a cash flow converts it into today's dollars (or present value) and enables the user to compare cash flows at different points in time. The present value of a cash flow is calculated thus:

You know how I always interpreted that? These were people so hungry for love that they were accepting substitutes. They were embracing material things and expecting a sort of hug back. But it never works. You can't substitute material things for love or for gentleness or for tenderness or for a sense of comradeship. "Money is not a substitute for tenderness, and power is not a substitute for tenderness. I can tell you, as I'm sitting here dying, when you most need it, neither money nor power will give you the feeling you're looking for, no matter how much of them you have." I glanced around Morrie's study. It was the same today as it had been the first day I arrived. The books held their same places on the shelves. The papers cluttered the same old desk. The outside rooms had not been improved or upgraded. In fact, Morrie really hadn't bought anything new-except medical equipment-in a long, long time, maybe years. The day he learned that he was terminally ill was the day he lost interest in his purchasing power. So the TV was the same old model, the car that Charlotte drove was the same old model, the dishes and the silverware and the towels- all the same. And yet the house had changed so drastically. It had filled with love and teaching and communication. It had filled with friendship and family and honesty and tears. It had filled with colleagues and students and meditation teachers and therapists and nurses and a cappella groups. It had become, in a very real way, a wealthy home, even though Morrie's bank account was rapidly depleting.

Depreciation gets special IRS attention, and requires Form 4562. To fill out this form (whether you’re doing it with DIY software or providing info to your accountant), you’ll need to know the basis of your rental property. The basis for depreciation is different than the overall basis because land does not get depreciated, and may change over time if you make improvements to the property. To get started you’ll need to know: • The original purchase price of the property • The list of closing costs (most closing costs get added to the basis) • Land value, which you can find on the most recent property tax assessment paperwork • Additions or improvements you made that will add value for more than one year (think replaced roof, not repainted rooms) • The date the property was “placed in service,” meaning made available for rent The

The indirect harvesting of valued-per-click leisure time by corporations has led many technocapitalists to support projects like the Universal Basic Income (UBI), which would free up users’ time which could then potential y be spent generating valuable data and content on their own platforms. The driving force of this trend is the Pay Per Click (PPC) advertising campaigns that have grown simultaneously with corporations like Google over the last 15 years, but now the value of the click is not based only on the likelihood of purchasing success, as older models of Google AdWords and other targeted ad campaigns functioned. Instead, the click is conceptualised as a data-point that connects two or more actors in the network. It is those moments of connection between subjects and objects that have potential value to data-driven companies from corporate advertisers to election meddlers like Cambridge Analytica and policy influencers like Palantir. This only works because the user can be libidinally motivated to conduct the ‘free labour’ constituted by the click. The situation was prophetically predicted by one of the most historically influential Marxists still alive, Mario Tronti. His 1966 book Workers and Capital gave rise to the concept of ‘neocapitalism’, which anticipates the environment in which the digital worker operates today. For Tronti: At the highest level of capitalist development, the social relation is transformed into a moment of the relation of production. In this environment, the data-point connecting two people, generated at the moment of every click between social media pages, connects the social relation itself to a relation of production in real time. Seeing this in his own future, Tronti worried that society itself would run by the logic of the factory. Each interaction between individuals would incorporate a surplus value turned to profit by the class owning the means. dream lovers of social production. If the factory workers could be made to relate to each other in a way that was productive for the factory owners, so too could the entirety of social life be modified and edited for the profit of the capitalists. The whole of society is turned into an articulation of production, that is, the whole of society lives as a function of the factory and the factory extends its exclusive domination to the whole of society.

Not only was the drug developed with taxpayer money, but its $712 per dose price to the taxpayer is forty times more than Merck’s $17.64 cost of production. Merck, which expects to make $7 billion per year on the new blockbuster, saw its stock price spike on news of the government contract and after President Biden’s televised plug.

When eBay entered the Chinese market in 2002, they did so by buying the leading Chinese online auction site—not Alibaba but an eBay impersonator called EachNet. The marriage created the ultimate power couple: the top global e-commerce site and China’s number one knockoff. eBay proceeded to strip away the Chinese company’s user interface, rebuilding the site in eBay’s global product image. Company leadership brought in international managers for the new China operations, who directed all traffic through eBay’s servers back in the United States. But the new user interface didn’t match Chinese web-surfing habits, the new leadership didn’t understand Chinese domestic markets, and the trans-Pacific routing of traffic slowed page-loading times. At one point an earthquake under the Pacific Ocean severed key cables and knocked the site offline for a few days. Meanwhile, Alibaba founder Jack Ma was busy copying eBay’s core functions and adapting the business model to Chinese realities. He began by creating an auction-style platform, Taobao, to directly compete with eBay’s core business. From there, Ma’s team continually tweaked Taobao’s functions and tacked on features to meet unique Chinese needs. His strongest localization plays were in payment and revenue models. To overcome a deficit of user trust in online purchases, Ma created Alipay, a payment tool that would hold money from purchases in escrow until the buyer confirmed the receipt of goods. Taobao also added instant messaging functions to allow buyers and sellers to communicate on the platform in real time. These business innovations helped Taobao claw away market share from eBay, whose global product mentality and deep centralization of decision-making power in Silicon Valley made it slow to react and add features. But Ma’s greatest weapon was his deployment of a “freemium” revenue model, the practice of keeping basic functions free while charging for premium services. At the time, eBay charged sellers a fee just to list their products, another fee when the products were sold, and a final fee if eBay-owned PayPal was used for payment. Conventional wisdom held that auction sites or e-commerce marketplace sites needed to do this in order to guarantee steady revenue streams.

This was the country impoverished by British conquest. The India that succumbed to British rule enjoyed an enormous financial surplus, deployed a skilled artisan class, exported high-quality goods in great global demand, disposed of plenty of arable land, had a thriving agricultural base, and supported some 100 to 150 million without either poverty or landlessness. All of this was destroyed by British rule. As Wilson points out: ‘In 1750, Indians had a similar standard of living to people in Britain. Now, average Indian incomes are barely a tenth of the British level in terms of real purchasing power. It is no coincidence that 200 years of British rule occurred in the intervening time.

Over the next few years, the number of African Americans seeking jobs and homes in and near Palo Alto grew, but no developer who depended on federal government loan insurance would sell to them, and no California state-licensed real estate agent would show them houses. But then, in 1954, one resident of a whites-only area in East Palo Alto, across a highway from the Stanford campus, sold his house to a black family. Almost immediately Floyd Lowe, president of the California Real Estate Association, set up an office in East Palo Alto to panic white families into listing their homes for sale, a practice known as blockbusting. He and other agents warned that a 'Negro invasion' was imminent and that it would result in collapsing property values. Soon, growing numbers of white owners succumbed to the scaremongering and sold at discounted prices to the agents and their speculators. The agents, including Lowe himself, then designed display ads with banner headlines-"Colored Buyers!"-which they ran in San Francisco newspapers. African Americans desperate for housing, purchased the homes at inflated prices. Within a three-month period, one agent alone sold sixty previously white-owned properties to African Americans. The California real estate commissioner refused to take any action, asserting that while regulations prohibited licensed agents from engaging in 'unethical practices,' the exploitation of racial fear was not within the real estate commission's jurisdiction. Although the local real estate board would ordinarily 'blackball' any agent who sold to a nonwhite buyer in the city's white neighborhoods (thereby denying the agent access to the multiple listing service upon which his or her business depended), once wholesale blockbusting began, the board was unconcerned, even supportive. At the time, the Federal Housing Administration and Veterans Administration not only refused to insure mortgages for African Americans in designated white neighborhoods like Ladera; they also would not insure mortgages for whites in a neighborhood where African Americans were present. So once East Palo Alto was integrated, whites wanting to move into the area could no longer obtain government-insured mortgages. State-regulated insurance companies, like the Equitable Life Insurance Company and the Prudential Life Insurance Company, also declared that their policy was not to issue mortgages to whites in integrated neighborhoods. State insurance regulators had no objection to this stance. The Bank of America and other leading California banks had similar policies, also with the consent of federal banking regulators. Within six years the population of East Palo Alto was 82 percent black. Conditions deteriorated as African Americans who had been excluded from other neighborhoods doubled up in single-family homes. Their East Palo Alto houses had been priced so much higher than similar properties for whites that the owners had difficulty making payments without additional rental income. Federal and state hosing policy had created a slum in East Palo Alto. With the increased density of the area, the school district could no longer accommodate all Palo Alto students, so in 1958 it proposed to create a second high school to accommodate teh expanding student population. The district decided to construct the new school in the heart of what had become the East Palo Alto ghetto, so black students in Palo Alto's existing integrated building would have to withdraw, creating a segregated African American school in the eastern section and a white one to the west. the board ignored pleas of African American and liberal white activists that it draw an east-west school boundary to establish two integrated secondary schools. In ways like these, federal, state, and local governments purposely created segregation in every metropolitan area of the nation.
Richard Rothstein (The Color of Law: A Forgotten History of How Our Government Segregated America)
Although the federal government had been trying to persuade middle-class families to buy single-family homes for more than fourteen years, the campaign had achieved little by the time Franklin D. Roosevelt took office in 1933. Homeownership remained prohibitively expensive for working- and middle-class families: bank mortgages typically required 50 percent down, interest-only payments, and repayment in full after five to seven years, at which point the borrower would have to refinance or find another bank to issue a new mortgage with similar terms. Few urban working- and middle-class families had the financial capacity to do what was being asked. The Depression made the housing crisis even worse. Many property-owning families with mortgages couldn't make their payments and were subject to foreclosure. With most others unable to afford homes at all, the construction industry was stalled. The New Deal designed one program to support existing homeowners who couldn't make payments, and another to make first-time homeownership possible for the middle class. In 1933, to rescue households that were about to default, the administration created the Home Owners' Loan Corporation (HOLC). It purchased existing mortgages that were subject to imminent foreclosure and then issued new mortgages with repayment schedules of up to fifteen years (later extended to twenty-five years). In addition, HOLC mortgages were amortized, meaning that each month's payment included some principal as well as interest, so when the loan was paid off, the borrower would own the home. Thus, for the first time, working- and middle-class homeowners could gradually gain equity while their properties were still mortgaged. If a family with an amortized mortgage sold its home, the equity (including any appreciation) would be the family's to keep. HOLC mortgages had low interest rates, but the borrowers still were obligated to make regular payments. The HOLC, therefore, had to exercise prudence about. its borrowers' abilities to avoid default. to assess risk, the HOLC wanted to know something about the condition of the house and of surrounding houses in the neighborhood to see whether the property would likely maintain its value. The HOLC hired local real estate agents to make the appraisals on which refinancing decisions could be based. With these agents required by their national ethics code to maintain segregation, it's not surprising that in gauging risk HOLK considered the racial composition of neighborhoods. The HOLC created color-coded maps of every metropolitan area in the nation, with the safest neighborhoods colored green and the riskiest colored red. A neighborhood earned a red color if African Americans lived in it, even if it was a solid middle-class neighborhood of single-family homes. For example, in St. Louis, the white middle-class suburb of Ladue was colored green because, according to an HOLC appraiser in 1940, it had 'not a single foreigner or negro.' The similarly middle-class suburban area of Lincoln Terrace was colored red because it had 'little or no value today . . . due to the colored element now controlling the district.' Although HOLC did not always decline to rescue homeowners in neighborhoods colored red on its maps (i.e., redlined neighborhoods), the maps had a huge impact and put the federal government on record as judging that African Americans, simply because of their race, were poor risks.
Richard Rothstein (The Color of Law: A Forgotten History of How Our Government Segregated America)
If you think about it, buying a home is actually three of your biggest financial decisions wrapped into one: Your home is your biggest purchase Your mortgage is your biggest loan Your real estate broker is your biggest professional bill
Anthony S. Park (How to Buy Your Perfect First Home: What Every First-time Homebuyer Needs to Know)
To solve the inability of middle-class renters to purchase single-family homes for the first time, Congress and President Roosevelt created the Federal Housing Administration in 1934. The FHA insured bank mortgages that covered 80 percent of purchase prices, had terms of twenty years, and were fully amortized. To be eligible for such insurance, the FHA insisted on doing its own appraisal of the property to make certain that the loan had a low risk of default. Because the FHA's appraisal standards included a whites-only requirement, racial segregation now became an official requirement of the federal mortgage insurance program. The FHA judged that properties would probably be too risky for insurance if they were in racially mixed neighborhoods or even in white neighborhoods near black ones that might possibly integrate in the future. When a bank applied to the FHA for insurance on a prospective loan, the agency conducted a property appraisal, which was also likely performed by a local real estate agent hired by the agency. as the volume of applications increased, the agency hired its own appraisers, usually from the ranks of the private real estate agents who had previously been working as contractors for the FHA. To guide their work, the FHA provided them with an Underwriting Manual. The first, issued in 1935, gave this instruction: 'If a neighborhood is to retain stability it is necessary that properties shall continue to be occupied by the same social and racial classes. A change in social or racial occupancy generally leads to instability and a reduction in values.' Appraisers were told to give higher ratings where '[p]rotection against some adverse influences is obtained,' and that '[i]mportant among adverse influences . . . are infiltration of inharmonious racial or nationality groups.' The manual concluded that '[a]ll mortgages on properties protected against [such] unfavorable influences, to the extent such protection is possible, will obtain a high rating.' The FHA discouraged banks from making any loans at all in urban neighborhoods rather than newly built suburbs; according to the Underwriting Manual, 'older properties . . . have a tendency to accelerate the rate of transition to lower class occupancy.' The FHA favored mortgages in areas where boulevards or highways served to separate African American families from whites, stating that '[n]atural or artificially established barriers will prove effective in protecting a neighborhood and the locations within it from adverse influences, . . . includ[ing] prevention of the infiltration of . . . lower class occupancy, and inharmonious racial groups.

The trouble with a deep freeze is that you have no idea what will happen when you unfreeze, esp after such a prolonged time. As it is, you worry about defrosting the chicken that has sat in your freezer for a month or so, purchased with all good intentions to cook & consume before its use-by-date, but somehow, chicken never quite appeals to my home-cooking taste buds when all the Chinese cuisines in HK restaurants do a much better job than you can imagine. Future tense is like that: desire suspended, more imaginary than real.

God’s Word is the most critical tool you could use. The Bible is the inspired Word of God. This means that God spoke to everyone that wrote a book in the Bible on what he wanted an account of. In the same manner, God has inspired me to write this book and has helped me to know what to include. Scripture is meant to edify, teach, correct, encourage, inspire, and give hope to all who hear and read it. Throughout this book I have shared scripture to back up what I was saying. God reveals things in scripture to those who seek it out. You can read the same passage of scripture for years, and then one day it seems a light bulb goes on. He will show you something deeper about that verse. God is multifaceted. He is not limited to one way of speaking to you, nor does he limit His Word to one message. What I mean by that is one scripture can teach you something, and then at another time, God may reveal even more meaning to that scripture. It is like there are layers to passages of scripture, just as you may pull back layers of wallpaper. Each layer is different and reveals a bit more. As you seek to draw closer to God, He will start to peel back those layers and teach you more and more, as you are able to receive it. If you are new to reading the Bible, it may seem a bit intimidating at first. Where do you start? What should you read? I suggest researching scripture that applies to what you are going through. If you are suffering from fear, then research fear. Once you have found some scriptures, read a few of the verses before and after the verse you chose to help you learn the context in which it was written. You may also want to read from Proverbs daily, consider the Psalms and the Gospels: Matthew, Mark, Luke and John. May I also suggest you consider finding a Bible study group to join or at the very least purchase a beginner’s Bible study guide. Next, choose a few of the scriptures you researched that really spoke to you and write them down on a 3x5 index card. Or you may want to print each verse out on a sheet of paper. Then hang them up where you will see them, such as your bathroom mirror, above your desk at home, or even throughout your house. If you can, take a few to work with you. Each day, multiple times a day, speak those scriptures out loud. I suggest at a minimum speak them when you get up in the morning and before you go to bed at night. The spoken Word is so powerful. As I mentioned before, it is a weapon against the devil. He loses power every time you speak scripture. It also triggers your mind to believe what you say. That is why it is so important to be very careful about anything you speak. Negative thoughts start to become real to you when you speak them. These steps are things I have practiced through the years and found them to be very helpful. If you are struggling with multiple negative thoughts, it may be easier to find scripture for one at a time. Don’t overwhelm yourself with trying to deal with everything at once. You can switch out the verses or add to them as time goes on. Do what works for you.

The party for those addicted to markets has been the “make it rain” free-money printing game run since 1971. They may call it “Quantitavive Easing”, (QE) or “monetary policy” or “Asset purchases by the Fed”, or any number of terms which cause 99% of humans to stop listening. I urge everyone to demand better from governments, professionals and public servants. To demand real “service” from those who claim to be in this role. Right now we are letting those addicted to money, play with “self” accountability, which is creating addicts and poverty at a faster rate than our western economies can create prosperity. “Asset purchases” means the Fed printing money, to give this money to banks in exchange for some of the banks bad assets that need to be purged. How wealthy would your family be if each losing investment could simply be taken off your hands…using borrowed money that the taxpayer must then repay? How poor would your neighbors be if they did not have this money pipeline working for them? The newly printed money for asset purchases, is backed by US Treasury IOU’s, or similar notes and borrowings, for which the public must now repay through income taxes…forever. Banks thus get billions in freshly created cash, while the US public gets the bad assets, or gets stuck with the bill to pay back the money created to purchase the bad assets. I could probably refine that description a bit, but for now I am going to let it lay here. Any corrections are welcomed with gratitude. Dousing the flames of the 2008 mortgage bubble disaster, using government money issued in this manner, was said to be needed to prevent complete financial system meltdown. A better choice would have been to let those with a gambling addiction, suffer the consequences of their addiction, like we demand of every addict in Downtown LA. But the Fed is the perfect tool for dumping bank gambling losses and bad assets upon the taxpayer, and to make taxpayers pay to give the banks a clean-money start each time. The only thing left to do for the recipients of some of those newly printed billions, is to “launder it”, to get

Whenever an argument arose, a tactic that she had long practised was to imagine herself in the skin of the person disagreeing with her. It was a simple device—one she had learned from her father—and it seemed to work. Obed Ramotswe had employed it when negotiating the purchase of cattle. If you thought yourself into the skin of the other side, he said, then you might see the shortcomings of the cattle you were trying to sell. And if you did that, you could address those issues. Yes, that cow was a bit thin, but she had been in an overgrazed area and time was needed to get her back up to her proper weight; and yes, that bull was limping, but there was a positive side to it: a bull who limped would not wander, would not waste the energy he needed for his real task on pointless meandering through the bush—such a bull would be on permanent duty, and surely that was a good thing, was it not?
Alexander McCall Smith (Precious and Grace (No. 1 Ladies' Detective Agency #17))
Does this seem terribly obvious? Of course it does. But you’d be surprised how many times investors ignore this simple truth. They purchase property based on the seller’s asking price, or something close to it, instead of the operational performance of the property. Here are a few principles about property investing we need to get out on the table right now: • The seller’s asking price is irrelevant. • You determine the property value, which becomes your offer. • With multiple units, the property value is based on the current cash flow of the property.

(If helpful: What questions do you ask yourself?)

different than they were, and they appreciated having five shovels working rather than four. He no longer lived at home, but still spent a good portion of his rare free time with his family, especially on Sundays. His new residence was the room in the pump house that had been previously occupied by Horace Breedlove. Horace Breedlove hadn’t gone away as quietly as John Wittemore had hoped and after he was officially replaced a year later and sent back to the coal face eight hundred feet below the ground, he had more than once expressed his displeasure to Dylan when he caught him alone. That very real danger pushed Dylan into purchasing a Colt Baby Dragoon pistol two years ago. He kept the .31 caliber pistol in his jacket pocket which was usually in his office residence. He didn’t advertise that he had the five-shot revolver, but still managed to do quite a bit of practice with the gun inside the large pump house. Even with the engine shut down at night or on Sunday for maintenance, it was only quiet when Dylan wasn’t inside. The routine clanging and ringing easily disguised his gunfire. When it was time for their lunch break, Dylan and Bryn each took one of their mother’s sandwiches in hand, but rather than sit down, as they munched Dylan began giving his younger brother a tour of

Of course, the real reason for the difficulty is that the raw materials that were created for the use and benefit of all have been stolen by a small number, who refuse to allow them to be used for the purposes for which they were intended. This numerically insignificant minority refuse to allow the majority to work and produce the things they need; and what work they do graciously permit to be done is not done with the object of producing the necessaries of life for those who work, but for the purpose of creating profit for their masters. And then, strangest fact of all, the people who find it a hard struggle to live, or who exist in dreadful poverty and sometimes starve, instead of trying to understand the causes of their misery and to find out a remedy themselves, spend all their time applauding the Practical, Sensible, Level-headed Business-men, who bungle and mismanage their affairs, and pay them huge salaries for doing so. Sir Graball D’Encloseland, for instance, was a ‘Secretary of State’ and was paid £5,000 a year. When he first got the job the wages were only a beggarly £2,000, but as he found it impossible to exist on less than £100 a week he decided to raise his salary to that amount; and the foolish people who find it a hard struggle to live paid it willingly, and when they saw the beautiful motor car and the lovely clothes and jewellery he purchased for his wife with the money, and heard the Great Speech he made – telling them how the shortage of everything was caused by Over-production and Foreign Competition, they clapped their hands and went frantic with admiration. Their only regret was that there were no horses attached to the motor car, because if there had been, they could have taken them out and harnessed themselves to it instead.
Robert Tressell (The Ragged Trousered Philanthropists)
Thus many white neighborhoods began declining before colored residents even arrived, Hirsch noted. There emerged a perfect storm of nervous owners, falling prices, vacancies unfillable with white tenants or buyers, and a market of colored buyers who may not have been able to afford the neighborhood at first but now could with prices within their reach. The arrival of colored home buyers was often the final verdict on a neighborhood’s falling property value rather than the cause of it.

It’s ironic that the federal government already has a mandatory disclosure rule for the real out-of-pocket costs people incur at a vulnerable time in their lives. But it’s not a rule for health care—it’s for funeral homes. The Funeral Rule,18 enacted by the Federal Trade Commission in 1984, requires funeral providers to offer itemized pricing information to consumers before they purchase any services.

However, the risk of paying too high a price for good-quality stocks—while a real one—is not the chief hazard confronting the average buyer of securities. Observation over many years has taught us that the chief losses to investors come from the purchase of low-quality securities at times of favorable business conditions. The purchasers view the current good earnings as equivalent to “earning power” and assume that prosperity is synonymous with safety.

LET’S TAKE ACTION Now in a quick recap, put these success-building principles to work: 1. Get a clear fix on where you want to go. Create an image of yourself ten years from now. 2. Write out your ten-year plan. Your life is too important to be left to chance. Put down on paper what you want to accomplish in your work, your home, and your social departments. 3. Surrender yourself to your desires. Set goals to get more energy. Set goals to get things done. Set goals and discover the real enjoyment of living. 4. Let your major goal be your automatic pilot. When you let your goal absorb you, you’ll find yourself making the right decisions to reach your goal. 5. Achieve your goal one step at a time. Regard each task you perform, regardless of how small it may seem, as a step toward your goal. 6. Build thirty-day goals. Day-by-day effort pays off. 7. Take detours in stride. A detour simply means another route. It should never mean surrendering the goal. 8. Invest in yourself. Purchase those things that build mental power and efficiency. Invest in education. Invest in idea starters.

the investor would need more than a mere falling off in both earnings and price to give him a sound basis for purchase. He should require an indication of at least reasonable stability of earnings over the past decade or more—i.e., no year of earnings deficit—plus sufficient size and financial strength to meet possible setbacks in the future. The ideal combination here is thus that of a large and prominent company selling both well below its past average price and its past average price/earnings multiplier. This would no doubt have ruled out most of the profitable opportunities in companies such as Chrysler, since their low-price years are generally accompanied by high price/earnings ratios. But let us assure the reader now—and no doubt we shall do it again—that there is a world of difference between “hindsight profits” and “real-money profits.” We doubt seriously whether the Chrysler type of roller coaster is a suitable medium for operations by our enterprising investor. We have mentioned protracted neglect or unpopularity as a second cause of price declines to unduly low levels. A current case of this kind would appear to be National Presto Industries. In the bull market of 1968 it sold at a high of 45, which was only 8 times the $5.61 earnings for that year. The per-share profits increased in both 1969 and 1970, but the price declined to only 21 in 1970. This was less than 4 times the (record) earnings in that year and less than its net-current-asset value. In March 1972 it was selling at 34, still only 5½ times the last reported earnings, and at about its enlarged net-current-asset value.
