When they "broke bread", the economy nearly collapsed, and the benefactors thereof were only a select, decadent few. There was no bread to be had, so they asked the people for more! Breaking bread went from meaning sharing food and knowledge and wealth of mind and character, to meaning break the system, being libelous, being unaccountable, and robbing the earth. So they married people's paychecks to the land for high ransoms, rents and mortgages, effectively making any renter or landowner either a slave or a slave master once more. We have higher class toys to play with, and believe we are free. The difference is, the love of profit has the potential, and has nearly already enslaved all, it isn't restriced by culture anymore. Truth is not religion. Governments are religions. Truth does not encourage you to worship things. Governments are for profit. Truth is for progress. Governments are about process. When profit goes before progress, the latter suffers. The truest measurement of the quality of progress, will be its immediate and effective results without the aid of material profit. Quality is meticulous, it leaves no stone unturned, it is thorough and detail oriented. It takes its time, but the results are always worth the investment. Profit is quick, it is ruthless, it is unforgiving, it seeks to be first, but confuses being first with being the best, it is long scale suicidal, it is illusory, it is temporary, it is vastly unfulfilling. It breaks families, and it turns friends. It is single track minded, and small minded as well. Quality, would never do that, my friends. Ironic how dealing and concerning with money, some of those who make the most money, and break other's monies are the most unaccountable. People open bank accounts, over spend, and then expect to be held "unaccountable" for their actions. They even act innocent and unaccountable. As a result, it allowed the working-class Catholic family to have a large family, and over a period of time, it allowed him to benefit from the political power which followed demographic increase, which is precisely what was causing Blanshard and the Phillips crowd concern. The attack on the rowhouse which the Better Philadelphia Exhibition orchestrated meant an attack on all of the cultural attributes that went with the rowhouse, a building which symbolized the cultural independence of the ethnic neighborhood based on religious cohesion and the economic independence of immigrant workers who could own their own homes. The attack on the rowhouse in Philadelphia was a covert attack on the Catholics who lived in them, orchestrated by a ruling class that knew, as good Darwinians, that demography was destiny and that they, because of their all but universal adoption of contraception, were on the losing end of the demographic equation. Urban renewal, like the sexual revolution which followed it eighteen years later, was the WASP ruling class’s attempt to keep “the United States from becoming a Catholic country by default.

Cash Flow & Loan Paydown Let’s talk briefly on how mortgages work. A mortgage is just a fancy word for “loan on a property.” An owner-occupied mortgage is that same loan, but requires you to live there for a more favorable price or terms. With house hacking, you are likely going to obtain an owner-occupied loan. For the purposes of this discussion, let’s say that you are getting a 3.5 percent FHA loan. If you purchase a property for $100,000, you will be responsible for putting $3,500 down in exchange for a $96,500 loan to be paid back monthly over the next thirty years. Assuming a 5.25 percent interest rate, the monthly payments would be $532.88 per month. Each monthly payment will be a combination of principal and interest. The principal is the actual balance of the loan the bank gives you—in this case $96,500. The interest payment is the amount that you are paying the bank for lending you money. In the first month, the concentration of interest payment will be highest, and as you continue to pay down the mortgage every month, an increasing amount of that $532.88 payment will be applied toward the principal. Take a look at the amortization schedule below to see how each payment over the next twelve months is comprised. Do you see how the interest portion of the payment decreased over time, but the amount applied to the principal increases? When you are paying down your principal, you are building equity in the property by paying back the balance of the loan. The best part about house hacking is that you are not actually paying the loan: Your tenants are! Not only are you living for free, and maybe even cash flowing, you own more and more of your house each month.

Volcker’s rocketing interest rates had forced S&Ls to offer double digits to new depositors while only getting back single digits on the old thirty-year mortgages on their books. S&Ls were going under, and getting a mortgage was nearly impossible, so in March 1980, with the banking system and the housing market on the brink, Carter had signed a law to allow them to issue credit cards, invest in commercial real estate, and offer checking accounts in order to stay in business. Reagan then took it a step further with a change that encouraged S&Ls to sell their mortgages in search of higher returns, freeing up a $1 trillion that needed to be invested in something. Which takes us back to Salomon Brothers, where in 1978 one Lew Ranieri had repackaged an old investment product the government had clamped down on during the Depression: A group of home mortgages all backed by government insurance would be bundled together, then sliced into bonds, thus converting the debt some people owed on their homes into an asset for others. Ranieri had been a bit ahead of the curve then—the same high interest rates that killed the S&Ls also made his bonds unattractive—but now deregulation let Salomon buy up the S&Ls’ mortgages at a deep discount, bundle them into bonds, and sell them back to the S&Ls who believed they’d diversified into the bond market when in fact they’d just bought ground meat made out of their own steaks. In June 1983, Salomon Brothers and Freddie Mac together issued the first collateralized mortgage obligation bonds (CMOs), which bundled up debt and cut it into tranches based on the amount of risk: you could choose between ground chuck and ground sirloin. It would be years before technology would allow doing this on a huge scale, but the immediate impact was that all kinds of debt, not just mortgages, were bundled, cut into bonds, and sold: credit card debt, car loans, you name it. But fewer than half a million people actually set up viable farms over nearly half a century. Most public lands were taken over by the railroads, thanks to the government’s beneficent land-grant policy (another form of primitive accumulation); by land speculators backed by eastern bankers, who sometimes hired pretend “homesteaders” in acts of outright fraud; or by giant cattle ranches and timber companies and the like who worked hand in glove with government land agents. As early as 1862 two-thirds of Iowa (or ten million acres) was owned by speculators. Railroads closed off one-third of Kansas to homesteading and that was the best land available. Mushrooming cities back east became, in a kind of historical inversion, the safety valve for overpopulated areas in the west. At least the city held out the prospect of remunerative wage labor if no longer a life of propertied independence. Few city workers had the capital to migrate west anyway; when one Pennsylvania legislator suggested that the state subsidize such moves, he was denounced as “the Pennsylvania Communist” for his trouble. During the last land boom of the nineteenth century (from about 1883 to 1887), 16 million acres underwent that conversion every year. Railroads doubled down by selling off or mortgaging portions of the public domain they had just been gifted to finance construction or to speculate with. But land-grant roads were built at costs 100 percent greater than warranted and badly built at that, needing to be rebuilt just fifteen years later.
