Morelli beeped his truck unlocked. “If you’re looking for your rent-a-cop, I told Ranger you’d be with me this morning.” “Did he make you take a blood oath that you’d protect me?” “He asked me if I had adequate health insurance.

[The wives of powerful noblemen] must be highly knowledgeable about government, and wise – in fact, far wiser than most other such women in power. The knowledge of a baroness must be so comprehensive that she can understand everything. Of her a philosopher might have said: "No one is wise who does not know some part of everything." Moreover, she must have the courage of a man. This means that she should not be brought up overmuch among women nor should she be indulged in extensive and feminine pampering. Why do I say that? If barons wish to be honoured as they deserve, they spend very little time in their manors and on their own lands. Going to war, attending their prince's court, and traveling are the three primary duties of such a lord. So the lady, his companion, must represent him at home during his absences. Although her husband is served by bailiffs, provosts, rent collectors, and land governors, she must govern them all. To do this according to her right she must conduct herself with such wisdom that she will be both feared and loved. As we have said before, the best possible fear comes from love. When wronged, her men must be able to turn to her for refuge. She must be so skilled and flexible that in each case she can respond suitably. Therefore, she must be knowledgeable in the mores of her locality and instructed in its usages, rights, and customs. She must be a good speaker, proud when pride is needed; circumspect with the scornful, surly, or rebellious; and charitably gentle and humble toward her good, obedient subjects. With the counsellors of her lord and with the advice of elder wise men, she ought to work directly with her people. No one should ever be able to say of her that she acts merely to have her own way. Again, she should have a man's heart. She must know the laws of arms and all things pertaining to warfare, ever prepared to command her men if there is need of it. She has to know both assault and defence tactics to insure that her fortresses are well defended, if she has any expectation of attack or believes she must initiate military action. Testing her men, she will discover their qualities of courage and determination before overly trusting them. She must know the number and strength of her men to gauge accurately her resources, so that she never will have to trust vain or feeble promises. Calculating what force she is capable of providing before her lord arrives with reinforcements, she also must know the financial resources she could call upon to sustain military action. She should avoid oppressing her men, since this is the surest way to incur their hatred. She can best cultivate their loyalty by speaking boldly and consistently to them, according to her council, not giving one reason today and another tomorrow. Speaking words of good courage to her men-at-arms as well as to her other retainers, she will urge them to loyalty and their best efforts.
Christine de Pizan (The Treasure of the City of Ladies)
Today the man who has the courage to build himself a house constructs a meeting place for the people who will descend upon him on foot, by car, or by telephone. Employees of the gas, the electric, and the water- works will arrive; agents from life and fire insurance companies; building inspectors, collectors of radio tax; mortgage creditors and rent assessors who tax you for living in your own home.
Ernst Jünger (The Glass Bees)
He went with olive green, because it almost matched his borrowed coat, which was tan. He chose pants with flannel lining, a T-shirt a flannel shirt, and a sweater made of thick cotton. He added white underwear and a pair of black gloves and a khaki watch cap. Total damage was a hundred and thirty bucks. The store owner took a hundred and twenty cash. Four days wear, probably, at the rate of thirty dollars a day. Which added up to more than ten grand a year, just for clothes. Insane, some would say. But Reacher liked the deal. He knew that most folks spent much less than ten grand a year on clothes. They had a small number of good items that they kept in closets and laundered in basements. But the closets and basements were surrounded by houses, and houses cost a whole lot more than ten grand a year, to buy or rent, and to maintain and repair and insure. So who was really nuts ?

The standard burn rate for a game studio was $10,000 per person per month, a number that included both salaries and overhead costs, like health insurance and office rent.

The motivation for taking on debt is to buy assets or claims rising in price. Over the past half-century the aim of financial investment has been less to earn profits on tangible capital investment than to generate “capital” gains (most of which take the form of debt-leveraged land prices, not industrial capital). Annual price gains for property, stocks and bonds far outstrip the reported real estate rents, corporate profits and disposable personal income after paying for essential non-discretionary spending, headed by FIRE [Finance, Insurance, Real Estate]-sector charges.
Michael Hudson (The Bubble and Beyond)
In fact, they are not taught in any university departments: the dynamics of debt, and how the pattern of bank lending inflates land prices, or national income accounting and the rising share absorbed by rent extraction in the Finance, Insurance and Real Estate (FIRE) sector. There was only one way to learn how to analyze these topics: to work for banks. Back in the 1960s there was barely a hint that these trends would become a great financial bubble.

However, DROs as a whole really need to keep track of people who have opted out of the entire DRO system, since those people have clearly signaled their intention to go rogue and live “off the grid.” Thus if you cancel your DRO insurance, your name goes into a database available to all DROs. If you sign up with another DRO, no problem, your name is taken out. However, if you do not sign up with any other DRO, red flags pop up all over the system. What happens then? Remember – there is no public property in a stateless society. If you’ve gone rogue, where are you going to go? You can’t take a bus – bus companies will not take rogues, because their DRO will require that they take only DRO-covered passengers, in case of injury or altercation. Want to fill up on gas? No luck, for the same reason. You can try hitchhiking, of course, which might work, but what happens when you get to your destination and try to rent a motel room? No DRO card, no luck. Want to sleep in the park? Parks are privately owned, so keep moving. Getting hungry? No groceries, no restaurants – no food! What are you going to do?
Stefan Molyneux (Practical Anarchy: The Freedom of the Future)
As he surveyed the world being remade by Silicon Valley, and especially what was once called the sharing economy, he began to see through the fantasy-speak. Here were a handful of companies thriving by serving as middlemen between people who wanted rides and people who offered them, people who wanted their Ikea furniture assembled and people who came over to install it, people who defrayed their costs by renting out a room and people who stayed there. It was no accident, Scholz believed, that these services had taken off at the historical moment that they had. An epic meltdown of the world financial system had cost millions of people their homes, jobs, and health insurance. And as the fallout from the crash spread, many of those cut loose had been drafted into joining a new American servant class. The precariousness at the bottom, which had shown few signs of improving several years after the meltdown, had become the fodder for a bounty of services for the affluent—and, Scholz noted, for the “channeling of wealth in fewer and fewer hands.” Somehow, the technologies celebrated by the Valley as leveling playing fields and emancipating people had fostered a slick new digitally enabled upstairs-downstairs line in American social life.

But voters who quite liked the new system gave Democrats such a strong majority in Congress that Johnson and the Democrats were able to pass eighty-four new laws to put the Great Society into place. They cemented civil rights with the 1965 Voting Rights Act protecting minority voting, created jobs in Appalachia, and established job-training and community-development programs. The Elementary and Secondary Education Act of 1965 gave federal aid to public schools and established the Head Start program to provide comprehensive early education for low-income children. The Higher Education Act of 1965 increased federal investment in universities and provided scholarships and low-interest loans to students. The Social Security Amendments of 1965 created Medicare, which provided health insurance for Americans over age sixty-five, and Medicaid, which helped cover health care costs for those with limited incomes. Congress advanced the war on poverty by increasing welfare payments and subsidizing rent for low-income families.

Kim was twenty-three, single, on her own, and at a job making $27,000 per year. She had recently started her Total Money Makeover. She was behind on credit cards, not on a budget, and barely making her rent because her spending was out of control. She let her car insurance drop because she “couldn’t afford it.” She did her first budget and two days later was in a car wreck. Since it wasn’t bad, the damage to the other guy’s car was only about $550. As Kim looked at me through panicked tears, that $550 might as well have been $55,000. She hadn’t even started Baby Step One. She was trying to get current, and now she had one more hurdle to clear before she even started. This was a huge emergency. Seven years ago George and Sally were in the same place. They were broke with new babies, and George’s career was sputtering. George and Sally fought and scraped through a Total Money Makeover. Today they are debt-free, even their $85,000 home. They have a $12,000 emergency fund, retirement in Roth IRAs, and even the kids’ college is funded. George has grown personally, his career has blossomed, and he now makes $75,000 per year while Sally stays home with the kids. One day a piece of trash flew out of the back of George’s pickup and hit a car behind him on the interstate. The damage was about $550. I think you can see that George and Sally probably adjusted one month’s budget and paid the repairs, while Kim dealt with her wreck for months. The point is that as you get in better shape, it takes a lot more to rock your world. When the accidents occurred, George’s heart rate didn’t even change, but Kim needed a Valium sandwich to calm down. Those true stories illustrate the fact that as you progress through your Total Money Makeover, the definition of an emergency that is worthy to be covered by the emergency fund changes. As you have better health insurance, disability insurance, more room in your budget, and better cars, you will have fewer things that qualify as emergency-fund emergencies. What used to be a huge, life-altering event will become a mere inconvenience.

Sharply the menacing wind sweeps over The bending poplars, newly bare, And the dark ribbons of the chimneys Veer downward; flicked by whips of air. Torn posters flutter; coldly sound The boom of trams and the rattle of hooves, And the clerks who hurry to the station Look, shuddering, over the eastern rooves, Thinking, each one, "Here comes the winter! "Please God I keep my job this year!" And bleakly, as the cold strikes through Their entrails like an icy spear, They think of rent, rates, season tickets, Insurance, coal, the skivvy's wages, Boots, school-bills and the next installment Upon the two twin beds from Drage's. For if in careless summer days In groves of Ashtaroth we whored, Repentant now, when winds blow cold, We kneel before our rightful lord; The lord of all, the money-god, Who rules us blood and hand and brain, Who gives the roof that stops the wind, And, giving, takes away again; Who spies with jealous, watchful care, Our thoughts, our dreams, our secret ways, Who picks our words and cuts our clothes, And maps the pattern of our days; Who chills our anger, curbs our hope. And buys our lives and pays with toys, Who claims as tribute broken faith, Accepted insults, muted joys; Who binds with chains the poet's wit, The navvy's strength, the soldier's pride, And lays the sleek, estranging shield Between the lover and his bride.
George Orwell
If you are stuck in circumstances in which it takes Herculean efforts to get through the day— doing low-income work, obeying an authoritarian boss, buying clothes for the children, dealing with school issues, paying the rent or mortgage, fixing the car, negotiating with a spouse, paying taxes, and caring for older parents— it is not easy to pay close attention to larger political issues. Indeed you may wish that these issues would take care of themselves. It is not a huge jump from such a wish to become attracted to a public philosophy, spouted regularly at your job and on the media, that economic life would regulate itself automatically if only the state did not repeatedly intervene in it in clumsy ways. Now underfunded practices such as the license bureau, state welfare, public health insurance, public schools, public retirement plans, and the like begin to appear as awkward, bureaucratic organizations that could be replaced or eliminated if only the rational market were allowed to take care of things impersonally and quietly, as it were. Certainly such bureaucracies are indeed often clumsy. But more people are now attracted to compare that clumsiness to the myth of how an impersonal market would perform if it took on even more assignments and if state regulation of it were reduced even further. So a lot of “independents” and “moderates” may become predisposed to the myth of the rational market in part because the pressures of daily life encourage them to seek comfort in ideological formations that promise automatic rationality.

was very broke. Not poor, never poor. Privileged and downwardly mobile. Like many of my peers, I could afford to work in publishing because I had a safety net. I had graduated college debt-free, by no accomplishment of my own: my parents and grandparents had saved for my tuition since I was a blur on the sonogram. I had no dependents. I had secret, minor credit-card debt, but I did not want to ask for help. Borrowing money to make rent, or pay off a medical bill, or even, in a fit of misguided aspiration, buy my own wrap dress, always felt like a multifront failure. I was ashamed that I couldn’t support myself, and ashamed that my generous, forgiving parents were effectively subsidizing a successful literary agency. I had one year left on their health insurance. The situation was not sustainable. I was not sustainable.

coffee shop, the corner store, a tiny one-room, freestanding library, and the adorable little cabin in the woods that would be hers, rent-free, for the year of her contract. The town backed up to the amazing sequoia redwoods and national forests that spanned hundreds of miles of wilderness over the Trinity and Shasta mountain ranges. The Virgin River, after which the town was named, was deep, wide, long, and home to huge salmon, sturgeon, steel fish and trout. She’d looked on the internet at pictures of that part of the world and was easily convinced no more beautiful land existed. Of course, she could see nothing now except rain, mud and darkness. Ready to get out of Los Angeles, she had put her résumé with the Nurses’ Registry and one of the recruiters brought Virgin River to her attention. The town doctor, she said, was getting old and needed help. A woman from the town, Hope McCrea, was donating the cabin and the first year’s salary. The county was picking up the tab for liability insurance for at least a year to get a practitioner and midwife in this remote, rural part of the world. “I faxed Mrs. McCrea your résumé and letters of recommendation,” the recruiter had said, “and she

When most people decide to change their lives, they usually know what they want to change them to. They take over a crumbling chalet in the south of France, they retrain as a social worker, they sell all their belongings and become a nun. They tend not to talk about things like rent and student loans and health insurance. There’s never a four-part YouTube video about all the things I’ll still somehow have to pay for.

Prepaid expenses are expenditures that have already been made for benefits that the company will receive in the near future. Examples of prepaid expenses are advances for insurance policies, rent, and taxes. Prepaid expenses are classified as current assets, not because they can be turned into cash, but because if they had not been prepaid, that cash would have to be spent within 12 months. Some prepaid expenses also result in cost savings, such as paying insurance premiums annually instead of monthly.

That’s how they pay you at DSS. Old Baggy has been at it so long she’s got no more reason to live, working two shifts a day, going home to her crap duplex in Duffield owned by her cousin that gives her a break on the rent. If you are the kid sitting across from her in your caseworker meeting, wearing your two black eyes and the hoodie reeking of cat piss, sorry dude but she’s thinking about what TV show she’ll watch that night. Any human person with gumption would have moved on to something else by now, the military or selling insurance or being a cop or even a teacher. Because DSS pay is basically the fuck-you peanut butter sandwich type of paycheck. That’s what the big world thinks it’s worth, to save the white-trash orphans.

Critics of capitalism often decry the “greed” that animates successful entrepreneurs. The real problem, however, is not the amount of money made by people at the top; it is the systematic suppression of people at the bottom. The real-life equivalent of the Monopoly player who has to mortgage all his money-making assets to pay his debts is the hand-to-mouth day laborer who, unable to pay his car insurance, loses his car and, unable to drive to his job, is unable to pay his rent. The villain here is not necessarily the avarice of the banker who loaned this poor fellow his money in the first place. It is the unstable dynamic of a system that mercilessly drives some people down to the bottom through a succession of cascading misfortunes. To experience the board game version of this kind of misery vortex in Monopoly is to appreciate the advantages of the welfare state, which, when it is functioning properly, does not just take money from rich people and give it to poor people. It also softens the iterative feedback dynamics within the system so as to ensure that minor nudges—a lost job, a criminal conviction, a divorce, a medical setback—do not create feedback effects that ultimately produce a full-blown personal catastrophe. Job training, public health care, a humane justice system, community housing and support for single mothers are examples of programs that can achieve that effect.

Black people don’t just face death at the barrel of a policeman’s gun or within our medical system. Life is taken from us on a daily basis, through housing discrimination; through the inability to get or maintain a job that allows us to pay rent, have health insurance, and buy food; and through under-compensation.

Gather six to 12 months of checking, savings, and credit card statements, and break your income and expenses down into categories and then line items. I have suggested some here, but add your own as needed. Check to see if your bank or credit card company provides reporting that categorizes charges or lets you assign categories—your work may already be almost done for you: •Income—paychecks, interest, dividends, rents, royalties, business income, pension, social security, child support, spousal support •Housing—mortgage/rent, property taxes, HOA dues, insurance •Utilities—gas, electric, propane, phone, TV/Internet, trash, water/sewer •Food—groceries, dining out •Auto—car payments, gasoline, repairs, insurance •Medical—health insurance, doctor/dentist visits, prescriptions, physical therapy •Entertainment—travel, concerts/shows, sports •Clothing—personal purchases, dry cleaning, uniforms •Personal care—hair/nails, gym/yoga, vitamins/supplements •Miscellaneous—gifts, pets, donations •Children—education, activities, school lunches, childcare You can use a spreadsheet or pen and paper to take note of income and expenses as you go through statements, then calculate a monthly average for each item.

Nick implied the job pays crap, so they can’t expect me to be some sort of art professor, right?” She paused when the bartender appeared with a bottle of beer and a slender fluted glass of champagne. The bubbles streaming upward through the pale liquid reminded him of Emma’s personality: round and fizzy, rising as high as they could go. He felt like shit. “Of course, I still need to find a place to live,” Emma said after taking a sip of her drink. “But as long as I have a place to work, I’m good. I can always buy a tent.” “You don’t have to buy a tent,” he said curtly. “Just joking.” She reached across the table and gave his hand a gentle squeeze. “But at least now I don’t have to worry about finding a place to live where I can also work.” He drank some beer straight from the bottle, relishing its sour flavor. Closing his eyes, he pictured that small, windowless room in the community center, its linoleum floor, its cinderblock walls, its sheer ugliness. She was thrilled because she thought it was her only option. But it wasn’t. “Look, Emma—if you want, I’ll take my house off the market. I don’t have to get rid of it. If you want to continue to live there…” She’d raised her champagne flute to her lips, but his words clearly startled her enough to make her lower the glass and gape at him. “But you came to Brogan’s Point to sell the house.” “It can wait.” “And I can’t keep teaching there. You said so yourself. There are those nasty zoning laws. And insurance issues, and liability. All that legal stuff.” She pressed her lips together, effectively smothering her radiant smile. “Taking the room at the community center means I’ll be able to teach there this summer in Nick’s program. So I’ll earn a little more money and maybe make contact with more people who might want to commission Dream Portraits.” She shook her head. “I can make it work.” “You could make it work in my house, too. Stay. Stay as long as you want. We’re not a landlord and tenant anymore. We’ve gone beyond that, haven’t we?” She stared at him, suddenly wary. “What do you mean?” He wasn’t sure what was troubling her. “Emma. We’ve made love. Several times.” Several spectacular times, he wanted to add. “You can stay on in the house. Forget about the rent. That’s the least I owe you.” Her expression went from wary to deflated, from deflated to suspicious. Her voice was cool, barely an inch from icy. “You don’t owe me anything, Max—unless you want to pay me for your portrait. I can’t calculate the cost until I figure out what the painting will…entail.” She seemed to trip over that last word, for some reason. “But as far as the house… I don’t need you to do that.” “Do what? Take it off sale? It isn’t even on sale yet.” “You don’t have to let me stay on in the house because we had sex. I didn’t make love with you because I wanted something in return. You don’t owe me anything.” She sighed again. The fireworks vanished from her eyes, extinguished

Net wages: “It’s not what you make, but what you net” after paying the FIRE sector, basic utilities and taxes. The usual measure of disposable personal income (DPI) refers to how much employees take home after income-tax withholding (designed in part by Milton Friedman during World War II) and over 15% for FICA (Federal Insurance Contributions Act) to produce a budget surplus for Social Security and health care (half of which are paid by the employer). This forced saving is lent to the U.S. Treasury, enabling it to cut taxes on the higher income brackets. Also deducted from paychecks may be employee withholding for private health insurance and pensions. What is left is by no means freely available for discretionary spending. Wage earners have to pay a monthly financial and real estate “nut” off the top, headed by mortgage debt or rent to the landlord, plus credit card debt, student loans and other bank loans. Electricity, gas and phone bills must be paid, often by automatic bank transfer – and usually cable TV and Internet service as well. If these utility bills are not paid, banks increase the interest rate owed on credit card debt (typically to 29%). Not much is left to spend on goods and services after paying the FIRE sector and basic monopolies, so it is no wonder that markets are shrinking. (See Hudson Bubble Model later in this book.) A similar set of subtrahends occurs with net corporate cash flow (see ebitda). After paying interest and dividends – and using about half their revenue for stock buybacks – not much is left for capital investment in new plant and equipment, research or development to expand production.

What the research shows is that the charge master and commercial insurance company prices for the same test or treatment will also vary substantially even at neighboring medical facilities where, presumably, basic input costs such as rent and wages do not vary substantially. Colonoscopies in New York City can vary fourfold—between $2,025 and $8,700—depending on the hospital. This variation in price is very hard to justify. Typically, neither patients nor physicians have access to the price, so they cannot shop around for lower prices. Imagine you were shopping for a new shirt but there was no price tag and you could not know until weeks after you bought it whether the shirt cost $25 or $200. This would make shopping a crazy experience.

She had moved to Los Angeles from the Midwest, lured by a job with a publisher. But the publisher was bought by another soon after, and she was left without a job. Turning to freelance writing, an erratic marketplace, she found herself either swamped with work or unable to pay her rent. She often had to ration phone calls, and for the first time was without health insurance. This lack of coverage was particularly distressing: she found herself catastrophizing about her health, sure every headache signaled a brain tumor, picturing herself in an accident whenever she had to drive somewhere. She often found herself lost in a long reverie of worry, a medley of distress. But, she said, she found her worries almost addictive. Borkovec

Ideally, you want to get at least one percent of the property’s overall value in the rent each month, since that brings in enough money to cover the mortgage, insurance, and necessary repairs.

When asked how many of the people he met in those encampments had lost housing due to high rents or health insurance, Eric could not remember one. Meth was the reason they were there and couldn’t leave. Of the hundred or so vets he had brought out of the encampments and into housing, all but three returned. Eric grew weary of wanting recovery for the people he met more than they wanted it for themselves. Such was the pull. Some were addicted to other things: crack or heroin, alcohol or gambling. Most of them used any drug available. But what Eric and Mundo most encountered by far was crystal methamphetamine.

Even if you do want to buy a property you may be able to buy it cheaper. The other benefit to owning a home is that you'll be able to easily get a tax return back on the money you have saved by taking on a house to let in Barrie. Although not all landlords give out tax returns on the money you owe them, it is worth asking. The truth is that more people are choosing to rent out their homes to tenants, and this gives them an opportunity to help themselves to some of that money.

This is an asset I can leverage with good debt, the property covers all operational expenses, improvements, insurance, taxes, and debt while I patiently wait for the rents to increase and the value of the property then appreciates at which point we sell or refinance and own the property with no money invested. I never deviate from this criteria. I invest my surplus cash into income-producing machines, in great locations, where the rent is less than the cost of home ownership, and I am buying at or below replacement cost. When I do invest, I buy very large deals, typically 200 to 1,000 units at a time, in markets with decades of projected job growth, and market demographics more likely to rent than own.

Private equity surrounds you. When you visit a doctor or pay a student loan, buy life insurance or rent an apartment, pump gas or fill a prescription, you may—wittingly or not—be supporting a private equity firm. These firms, with obscure names like Blackstone, Carlyle, and KKR, are actually some of the largest employers in America and hold assets that rival those of small countries. Yet few people understand what these firms are or how they work. This is unfortunate because private equity firms, which buy and sell so many businesses you know, explain innumerable modern economic mysteries. They explain, in part, why your doctor’s bill is so expensive and why your veterinary clinic seems to be in decline. They explain why so many stores are understaffed or closing altogether. They explain why there are ever fewer companies in America and why those that remain are selling ever lower-quality products. In fact, despite their relative anonymity, private equity firms are poised to reshape America in this decade the way in which Big Tech did in the last decade and in which subprime lenders did in the decade before that. And as we will explore, they’re all doing it with the government’s help.

In the richest and the most powerful country in the world there is no means of insuring an invalid poet such as Kenneth Patchen against starvation or eviction. Neither is there a band of loyal fellow artists who will unite to defend him against the unnecessary attacks of shallow, spiteful critics. Every day ushers in some fresh blow, some fresh insults, some fresh punishment. In spite of it all he continues to create. He works on two or three books at once. He labors in a state of almost unremitting pain. He lives in a room just about big enough to hold his carcass, a rented coffin you might call it, and a most insecure one at that. Would he not be better off dead? What is there for him to look forward to—

Did you know that credit cards automatically give you amazing consumer protection? Here are a few examples you might not know about: ■ Automatic warranty doubling: Most cards extend the warranty on your purchases. So if you buy an iPhone and it breaks after Apple’s warranty expires, your credit card will still cover it up to an additional year. This is true for nearly every credit card for nearly every purchase, automatically. ■ Car rental insurance: If you rent a car, don’t let them sell you on getting the extra collision insurance. It’s completely worthless! You already have coverage through your existing car insurance, plus your credit card will usually back you up to $50,000. ■ Trip-cancellation insurance: If you book tickets for a vacation and then get sick and can’t travel, your airline will charge you hefty fees to rebook your ticket. Just call your credit card and ask for the trip-cancellation insurance to kick in, and they’ll cover those change fees—usually between $3,000 to $10,000 per trip. ■ Concierge services: When I couldn’t find LA Philharmonic tickets, I called my credit card and asked the concierge to try to find some. He called me back in two days with tickets. They charged me (a lot, actually), but he was able to get them when nobody else could.

FIGURE 5.1 Buying and closing checklist. 1. Identify a potential bargain purchase; ask questions. 2. Write down the one urgent problem you can solve for the seller. 3. Establish the fair market value, give or take 5 percent. 4. Research the market rent and likely net income the property will produce. 5. State your minimum acceptable profit on this house. 6. Formulate an offer that solves the seller's one urgent problem. 7. Make the offer. Insist on either an acceptance or a counteroffer (Don't tell me what you won't do; tell me what you will do). 8. Make another offer based on any new information. 9. If the seller is unresponsive but you remain convinced there is opportunity, go away and come back in a week with another offer. 10. Get the contract accepted-signed by all parties. 11. Make your earnest money deposit with the closing agent. 12. Retain rights to house inspector and termite inspector if needed. 13. Order a title search with a title company, attorney, or escrow company, and furnish these agents a copy of your fully signed contract. 14. Talk with the agent or attorney who will prepare the closing documents to alert him to any unusual clauses in the contract. 15. Get copies of any documents you will be required to sign the day before the closing, and get a copy of the title insurance commitment-read to check for exceptions. 16. Read closing documents (very carefully!!!). 17. Walk through the house the day of the closing after the sellers are completely out of the house. 18. Go to the closing, review the documents, and collect the appropriate items listed on the closing documents list, and get the keys and garage door opener. Note: When you are buying, take your time. Time is on your side. Having both the buyers and the sellers at the closing can work to your advantage. When you are selling, sign documents in advance. Everything is covered except the gas: insurance, maintenance, wear-and-tear replacements, 24/7 customer care. Volvo’s CEO expects that one out of every five of the company’s vehicles will be delivered via subscription by 2023, and the company is working on its own ridesharing network that will allow users to loan or rent its cars for profit. Know who will be assuming the risk in advance. Talk to your insurance agent first and get informed as to exactly what will be covered when you rent vans. You have made an investment in your agent as your expert. Follow the advice given and do not deviate. While the decision to accept or decline the extra coverage products will ultimately be yours, you should arm yourself so that the rental firm cannot just sell you everything in their arsenal without you realizing it. Call the rental office in advance and get an explanation of the coverage products. Decide before pickup!

My six-year-old son Thomas won’t need a driver’s licence to own a car and it’s highly likely he won’t even own a car; he’ll simply rent car “time” instead. Throughout his entire life, he will never be without a smart device which will soon tell him when to go to the doctor for advice (and his insurer will require him to wear it), he’ll live in a smart house where robots clean and fridges or a household AI order groceries (delivered by a robot), he’ll never use a plastic card or chequebook to pay for anything (and likely no cash either) and he’ll interact with hundreds of computers every day that won’t have a mouse or keyboard. Thomas is part of the so-called Generation Z which is growing up in a world so dramatically different from the world that their grandparents were born into that if you had predicted these changes 100 years ago, it would have simply been called science fiction.

Well, folks, you can see that those superscrapers came through the storm just fine. It’s too bad they’re mostly empty right now. I mean they’re residential towers supposedly, but they were always too expensive for ordinary people to afford. They’re like big granaries for holding money, basically. You have to imagine them all stuffed to the top with dollar bills. The richest people from all over the world own the apartments in those towers. They’re an investment, or maybe a tax write-off. Diversify into real estate, as they say. While also having a place to visit whenever you happen to want to visit New York. A vacation place they might use for only a week or two every year. Depends what they like. They usually own about a dozen of these places around the world. Spread their holdings around. So really these towers are just assets. They’re money. They’re like big tall purple gold bars. They’re everything except housing.... Now, here below us is Central Park. It’s a refugee camp now, you can see that. It’s likely to be that for weeks and months to come. Maybe a year. People will be sleeping in the park. Lots of tents already, as you see.... So you know what? I’m sick of the rich. I just am. I’m sick of them running this whole planet for themselves. They’re wrecking it! So I think we should take it back, and take care of it. And take care of each other as part of that. No more table scraps. You know that Householders’ Union that I was telling you about? I think it’s time for everyone to join that union, and for that union to go on strike. An everybody strike. I think there should be an everybody strike. Now. Today.... What I mean by a householders’strike is you just stop paying your rents and mortgages ... maybe also your student loans and insurance payments. Any private debt you’ve taken on just to make you and your family safe. The daily necessities of existence. The union is declaring all those to be odious debts, like some kind of blackmail on us, and we’re demanding they be renegotiated ... So, we stop paying and call that the Jubilee? ... That’s an old name for this kind of thing. After we start this Jubilee, until there’s a restructuring that forgives a lot of our debt, we aren’t paying anything. You might think that not paying your mortgage would get you in trouble, and it’s true that if it was just you, that might happen. But when everyone does it, that makes it a strike. Civil disobedience. A revolution. So everyone needs to join in. Won’t be that hard. Just don’t pay your bills! ... What will happen then is that the absence of those payments of ours will cause the banks to crash fast. They take our payments and use them as collateral to borrow tons more, to fund their own gambling, and they are way, way, way overextended. Overleveraged.... At that point they will be asking the government to bail them out. That’s us. We’re the government. At least in theory, but yeah. We are. So we can decide what to do then. We will have to tell our government what to do at that point. If our government tries to back the banks instead of us, then we elect a different government. We pretend that democracy is real, and that will make it real. We elect a government of the people, by the people, and for the people. That was the whole idea in the first place. As they used to tell us in school. And it’s a good idea, if we could make it real. It might never have been real, up till now. But now’s the time. Now’s the time, people!

No matter where we move, it would be the same thing for me. I'd need to hold down a job. I'd need to make rent. I'd need health insurance. Jonathon gave me a hard look. Why do you want to work a job you don't really even believe in? What's the endgame of that? Your time is worth more than that. I returned his look. The way you choose to live is a luxury. It's only possible for a while, when no one depends on you. But it's not sustainable.

Mariusz Skonieczny (The Basics of Understanding Financial Statements: Learn how to read financial statements by understanding the balance sheet, the income statement, and the cash flow statement)
If your company has any credible strategy for providing equity-based returns with muted volatility, you have not just a value proposition, but one of the most important value propositions of our time.... What's the concept in an operating real estate REIT? Operating real estate (as distinct from net leases or mortgages, which are other financing concepts) has the potential to produce equity-like long-term returns, but isan extremely powerful diversifier, in that real estate correlates positively with inflation while stocks and bonds correlate negatively with it. Inflation, with it attendant higher interest rates, chokes off new supply of real estate: new expensive to build, to expensive to finance at prevailing market rents. When new supply dwindles, normal growth absorbs the available space and puts upward pressure on rents, increasing cash flows to the owners... until rents get to a point where new construction pencils out again. (Meanwhile, in an inflation/interest rate flareup of any consequence, stocks and bonds are usually getting hit, and sometimes hit hard.) This, to me, is a trifecta of a conceptual value proposition: (a) the potential for the equity-like long-term returns investors need, (b) historically correlated positively with inflation, unlike all financial assets, and (c) just when you think this story can't get better, with 90% of available income paid out currently to income-starved investors.... What's the concept for variable life insurance? It's certainly the least expensive long-term form of life insurance, in that, as the investment portion grows, it extinguishes the insurance company's exposure. (As Ben Baldwin gnomically and brilliantly observes, 'All insurance is term insurance.') It may also be, in a given situation, the cheapest way of funding an estate tax liability, leaving the maximum legacy to one's heirs. And, of course, if the ownership is vested in an insurance trust, one may (under current law at this writing) be bequeathing wealth without income or estate taxation. As long as there is an estate tax - any estate tax - there will be a financial planning issue in the life of every affluent household/family: how do you want the heirs to pay it? And it seems likely that, conceptually, VUL will always be an answer.... Small cap equities? The concept is, clearly, higher returns with - and precisely because of - their higher volatility.

Is Fox car rental owned by Enterprise? Rental Brand Ownership When it comes to renting a car, many travelers 1ー(855)ー470ー3642 pay close attention to the company’s background and ownership. One common question that arises is whether Fox Rent a Car is owned by Enterprise Holdings, 1ー(855)ー470ー3642 one of the biggest players in the car rental industry. Understanding the connection, or lack thereof, helps customers make informed decisions when choosing a rental service. Enterprise Holdings is a parent company 1ー(855)ー470ー3642 that owns three of the largest car rental brands in the world: Enterprise Rent-A-Car, National Car Rental, and Alamo Rent A Car. These brands are known 1ー(855)ー470ー3642 for their wide presence, customer service, and consistent standards. Enterprise Holdings operates globally, serving millions of customers each year with a vast fleet of vehicles. On the other hand, Fox Rent a Car was founded 1ー(855)ー470ー3642 in 1989 in Los Angeles, California. The company built its reputation on offering affordable rental car options, particularly for budget-conscious 1ー(855)ー470ー3642 travelers. Fox quickly expanded to serve popular airports and travel destinations in the United States. While its services are often priced lower than premium competitors, 1ー(855)ー470ー3642 it has also received mixed reviews regarding customer service and overall rental experience. To answer the ownership question directly: Fox Rent a Car 1ー(855)ー470ー3642 is not owned by Enterprise Holdings. Instead, Fox is part of the Europcar Mobility Group, a large European-based rental car 1ー(855)ー470ー3642 provider. Europcar acquired Fox Rent a Car in 2019, strengthening its position in the U.S. market. This acquisition allowed Europcar to expand beyond Europe and compete more 1ー(855)ー470ー3642 directly with giants like Enterprise, Hertz, and Avis. The difference in ownership is significant 1ー(855)ー470ー3642 because Enterprise and Europcar operate separately with distinct strategies, policies, and service approaches. Enterprise Holdings focuses on a full-service model 1ー(855)ー470ー3642 with a strong emphasis on corporate clients, insurance replacement rentals, and neighborhood locations. Europcar, through Fox, targets more budget-friendly customers, 1ー(855)ー470ー3642 especially leisure travelers looking for cheaper rental rates. For consumers, knowing that Fox Rent 1ー(855)ー470ー3642 a Car is not tied to Enterprise helps set realistic expectations. While Fox may offer lower prices, the service standards and policies may differ from those 1ー(855)ー470ー3642 associated with Enterprise’s brands. Customers should weigh affordability against reviews, rental conditions, and their own travel needs before deciding. In conclusion, Fox Rent a Car operates 1ー(855)ー470ー3642 independently of Enterprise Holdings and is actually under the ownership of Europcar Mobility Group. Travelers seeking a rental should recognize this distinction 1ー(855)ー470ー3642 to make an informed choice. Both companies serve different 1ー(855)ー470ー3642 segments of the market, ensuring that customers can find options that match their budget and service expectations.

Is Fox Rent a Car a reputable company? Fox Car Credibility When travelers search for affordable rental car 1ー(855)ー470ー3642 options, Fox Rent a Car often comes up as a budget-friendly choice. Established in 1989, Fox has grown into a recognizable name 1ー(855)ー470ー3642 in the rental industry, with locations across the United States and several international markets. But a common question 1ー(855)ー470ー3642 that customers ask is: Is Fox Rent a Car a reputable company? The answer depends on a mix of experiences, expectations, and priorities. Fox Rent a Car is well-regarded 1ー(855)ー470ー3642 for its competitive pricing. Many customers turn to Fox because it often offers rates lower than major brands such as Hertz, Enterprise, or Avis. For budget-conscious 1ー(855)ー470ー3642 travelers, this can make a big difference, especially when renting for several days. In this regard, Fox has built a reputation as an affordable 1ー(855)ー470ー3642 alternative in the rental industry. However, reputation is not only about price—it also involves 1ー(855)ー470ー3642 service quality, customer satisfaction, and reliability. Online reviews of Fox Rent a Car show a wide range of feedback. Some customers 1ー(855)ー470ー3642 highlight smooth transactions, clean vehicles, and excellent value for the price. Others, however, mention challenges such as long wait times at rental counters, additional fees, 1ー(855)ー470ー3642 or strict policies around deposits and insurance. This mixed feedback can make Fox seem less reliable to those who prioritize premium service over affordability. Fox is also known to have stricter requirements 1ー(855)ー470ー3642 compared to some competitors. For example, it often requires higher security deposits and may have tighter rules for debit card use. These policies are in place 1ー(855)ー470ー3642 to protect the company, but they can sometimes frustrate renters who are used to more flexible terms. In terms of safety and legitimacy, Fox is absolutely 1ー(855)ー470ー3642 a legitimate and established rental company. It is not a scam, and it operates at major airports and cities, which adds to its credibility. Still, because of its focus 1ー(855)ー470ー3642 on low-cost rentals, the service level may not always match premium brands. In conclusion, Fox Rent a Car is reputable, but 1ー(855)ー470ー3642 it may not be the right choice for everyone. Travelers who prioritize the lowest possible cost and are willing to navigate stricter policies might find Fox to be a 1ー(855)ー470ー3642 solid option. On the other hand, those seeking seamless customer service, more flexibility, or luxury vehicles may prefer a larger rental brand. Ultimately, whether Fox Rent a Car feels 1ー(855)ー470ー3642 reputable depends on balancing expectations with the value it provides.

Fox’s locations, often near major airports, also add to its convenience. The company has also expanded internationally, 1ー(855)ー470ー3642 which demonstrates a level of growth and stability. On the other hand, some negative feedback revolves 1ー(855)ー470ー3642 around customer service and rental policies. A number of reviews mention long wait times at pickup counters, unexpected fees, and disputes over damage claims. These issues are not uncommon 1ー(855)ー470ー3642 in the car rental industry, but they can influence how people view Fox’s reputation compared to competitors with more streamlined operations. Is Fox Rent a Car a reputable company? Rental Industry Consolidation When choosing a car rental provider, travelers 1ー(855)ー470ー3642 often look for a balance between affordability, reliability, and service quality. One name that frequently comes up, especially among budget-conscious 1ー(855)ー470ー3642 renters, is Fox Rent a Car. Founded in 1989 and headquartered in Los Angeles, Fox Rent a Car has expanded to serve multiple airports across the United States 1ー(855)ー470ー3642 and even some international destinations. But the big question remains: is Fox Rent a Car reputable? Fox has built a reputation for offering competitive rates, often lower than larger rental brands like Hertz, Enterprise, 1ー(855)ー470ー3642 or Avis. This affordability is a key reason many travelers consider Fox, particularly those seeking budget options for vacations or business trips. For people who prioritize price 1ー(855)ー470ー3642 above all, Fox frequently delivers value, making it an attractive choice. However, reputation goes beyond pricing. Customer reviews 1ー(855)ー470ー3642 of Fox Rent a Car are mixed. On the positive side, many renters report smooth experiences, with cars ready upon arrival, straightforward 1ー(855)ー470ー3642 booking processes, and no major issues during their rental period. Fox’s wide availability at major airports also makes it convenient for travelers 1ー(855)ー470ー3642 who want to pick up a vehicle right after landing. On the other hand, complaints often center around customer service and hidden fees. Some renters mention long wait times at rental counters, unexpected charges for insurance or fuel, or difficulties when resolving disputes. While these types of complaints are not unique to Fox—since most rental companies face similar criticisms—they tend to be more frequent with budget rental providers. Another factor in Fox’s reputation 1ー(855)ー470ー3642 is its ownership. In 2019, Fox Rent a Car was acquired by Europcar Mobility Group, a global leader in car rentals. This acquisition has helped improve Fox’s standing in the industry, giving 1ー(855)ー470ー3642 it the backing of an established international company. Being part of Europcar enhances credibility and suggests efforts toward improving operations, 1ー(855)ー470ー3642 technology, and customer service standards. Ultimately, whether Fox Rent a Car is reputable 1ー(855)ー470ー3642 depends on what renters value most. If you’re looking for a low-cost rental and are comfortable carefully reading the fine print to avoid extra fees, Fox can be a smart 1ー(855)ー470ー3642 choice. However, if top-tier customer service, new vehicle fleets, or hassle-free experiences are your highest priorities, you may find larger, premium brands more reliable. In conclusion, Fox Rent a Car is a reputable 1ー(855)ー470ー3642 but budget-focused rental company. It is legitimate, widely used, and backed by a respected global parent company. Still, its reputation is a mix of positives 1ー(855)ー470ー3642 and negatives, largely shaped by customer expectations. Renters should weigh affordability 1ー(855)ー470ー3642 against service quality before deciding if Fox is the right fit for their travel needs.

Is Fox Rent a Car a reputable company? Rental Company Review When choosing a rental car provider, reputation 1ー(855)ー470ー3642 is one of the most important factors to consider. With so many established names in the market like Hertz, Enterprise, Avis, and Budget, newer or smaller 1ー(855)ー470ー3642 companies such as Fox Rent a Car often raise questions among customers about reliability and service quality. So, is Fox Rent a Car a reputable company? The answer lies in looking 1ー(855)ー470ー3642 at its history, pricing structure, customer experiences, and market standing. Background and Overview Fox Rent a Car 1ー(855)ー470ー3642 was founded in 1989 in Los Angeles, California. Over the years, it has expanded to multiple locations across the United States, particularly in popular travel hubs and airports. Fox has built 1ー(855)ー470ー3642 its brand by positioning itself as a value-focused rental provider, often offering lower prices compared to bigger competitors. This price-driven approach has attracted many 1ー(855)ー470ー3642 budget-conscious travelers, including leisure customers and international visitors. Pricing and Value One of the main reasons customers choose Fox 1ー(855)ー470ー3642 is its competitive rates. In many cases, Fox offers daily and weekly rental prices lower than well-known brands. While this affordability appeals to travelers 1ー(855)ー470ー3642 looking for savings, it also means that customers should set realistic expectations. Lower rates may sometimes come 1ー(855)ー470ー3642 with trade-offs, such as fewer vehicle options or longer wait times at pick-up. Customer Reviews and Reputation Customer feedback about Fox Rent a Car is mixed. 1ー(855)ー470ー3642 Many renters praise the company for its affordability, straightforward booking process, and availability at major airports. However, others have 1ー(855)ー470ー3642 reported issues such as long check-in lines, stricter policies on deposits, and additional charges for insurance or fees. Like many budget rental providers, Fox tends to receive 1ー(855)ー470ー3642 more polarized reviews than premium brands. While some customers have smooth and affordable experiences, others encounter challenges with customer service or vehicle conditions. Comparisons to Competitors Compared to larger competitors, Fox does not always 1ー(855)ー470ー3642 offer the same level of customer support, fleet size, or loyalty programs. Brands like Enterprise or National, for example, are known for consistent customer service 1ー(855)ー470ー3642 and loyalty rewards, while Fox focuses primarily on affordability. That said, travelers who prioritize cost over premium perks often 1ー(855)ー470ー3642 find Fox to be a practical and worthwhile option. Conclusion In summary, Fox Rent a Car is a reputable company 1ー(855)ー470ー3642 in the sense that it is a legitimate, long-standing car rental provider with nationwide availability. However, its reputation varies among customers, with both positive and negative reviews shaping its image. Those seeking the lowest possible price 1ー(855)ー470ー3642 may find Fox a great fit, while travelers who prioritize seamless service and top-tier customer care might prefer established premium brands. Ultimately, Fox is best for travelers 1ー(855)ー470ー3642 who are flexible, budget-minded, and willing to trade some convenience for cost savings.

Is Thrifty or dollar car rental better? Pros, Cons, and Travel Tips When you’re 1-(866)-347-8220 planning a trip, finding the right rental car can make a huge difference in both cost and convenience. Two of the most 1-(866)-347-8220 popular budget-friendly rental companies are Thrifty Car Rental and Dollar Rent A Car. At first glance, they 1-(866)-347-8220 might seem nearly identical — and in many ways they are, since both are part of the Hertz family of brands. However, there 1-(866)-347-8220 are some important differences that can affect which one is a better choice for your travel needs. Ownership and Brand Positioning Both Thrifty and 1-(866)-347-8220 Dollar were acquired by Hertz years ago, which means they share many of the same fleets, systems, and policies. Still, 1-(866)-347-8220 each brand targets slightly different travelers. Dollar is usually positioned as the ultra-budget option, focusing on the 1-(866)-347-8220 lowest base rates, while Thrifty tries to balance affordability with a bit more value and a larger international 1-(866)-347-8220 reach. Because of this, 1-(866)-347-8220 travelers often find that Dollar offers cheaper headline prices, while Thrifty may have more availability, more extras, 1-(866)-347-8220 and slightly broader services in certain locations. Price Comparison If price is your biggest 1-(866)-347-8220 concern, Dollar often comes out ahead. On many airport searches, Dollar’s base rental rates are a few dollars per 1-(866)-347-8220 day lower than Thrifty’s. For short trips, that small difference can add up, especially for budget-conscious travelers. However, 1-(866)-347-8220 cheaper doesn’t always mean better. Many travelers report that while Dollar is cheaper upfront, additional 1-(866)-347-8220 charges for insurance, fuel, or minor damage can quickly make the final bill higher than expected. Thrifty sometimes 1-(866)-347-8220 includes better package deals or weekly discounts, which can actually save more money on longer rentals. Availability and Fleet Thrifty tends to have a 1-(866)-347-8220 slightly larger footprint worldwide, with more franchise locations, especially outside North America. If you’re traveling 1-(866)-347-8220 internationally, you might find it easier to locate a Thrifty counter compared to Dollar. In terms of vehicles, both 1-(866)-347-8220 companies pull from the same Hertz-managed fleet. This means the car quality itself is often very similar. However, 1-(866)-347-8220 availability can differ at certain branches. Some travelers note that Dollar locations sometimes have fewer vehicle 1-(866)-347-8220 options, especially at smaller or busier airports. Thrifty’s larger network can occasionally mean better selection and 1-(866)-347-8220 less chance of being stuck with an unwanted upgrade or downgrade. Customer Service and Reputation Here’s where both 1-(866)-347-8220 brands struggle. Customer satisfaction ratings for Thrifty and Dollar are usually lower compared to competitors like 1-(866)-347-8220 Enterprise, National, or even Hertz itself. The most common complaints include: Long wait times at 1-(866)-347-8220 pickup counters Extra fees not clearly 1-(866)-347-8220 explained Strict or inconsistent damage policies Pressure to buy add-ons like 1-(866)-347-8220 insurance or GPS Between the two, 1-(866)-347-8220 reviews are fairly mixed. Some travelers feel Thrifty’s service is slightly more reliable, while others report better 1-(866)-347-8220 experiences with Dollar. In truth, your experience often depends more on the individual branch staff than the 1-(866)-347-8220 brand itself.

What are the requirements to rent a car through Hertz? [Documents Needed For Hertz Rentals] Renting a car through Hertz is a straightforward process, but it comes with specific requirements that all renters must meet. The most 1ー(855)ー470ー3642 fundamental requirement is that the renter must possess a valid driver’s license. The license must be in good standing, and in most cases, temporary or 1ー(855)ー470ー3642 learner’s permits are not accepted. For international travelers, Hertz may require an International Driving Permit (IDP) in addition to the home country license if the license is not written in English or in 1ー(855)ー470ー3642 Roman characters. Another key requirement is the age of the renter. 1ー(855)ー470ー3642 At most Hertz locations in the United States, the minimum age is 20 years old, though in Michigan and New York, it can be as low as 18. However, renters under 25 are usually charged a young driver surcharge, which is an additional daily fee. For 1ー(855)ー470ー3642 certain specialty vehicles such as large SUVs, luxury cars, or vans, renters must be 25 or older to qualify. Payment method is also important. 1ー(855)ー470ー3642 Hertz typically requires a major credit card in the renter’s name at the time of pickup. The card is used for payment and to place a security deposit hold. Some locations allow debit cards, but restrictions may apply, such as requiring proof of a return travel ticket, 1ー(855)ー470ー3642 a credit check, or additional identification. Customers should 1ー(855)ー470ー3642 always confirm the specific payment policies of the Hertz location they are renting from. Lastly, renters are expected to provide a valid government-issued photo ID matching the driver’s license and payment method. 1ー(855)ー470ー3642 Insurance is another consideration; while Hertz offers coverage options at the rental counter, renters can often use their personal auto insurance or credit card benefits if they apply. By meeting these requirements—license, 1ー(855)ー470ー3642 age, payment, and identification—customers can enjoy a smooth and hassle-free rental experience with Hertz.
