Many lenders require this formal process even for short-term fixes. Here are some workout options your lender might agree to: • Spread repayment of missed payments over a few months. For example, if your monthly payment is $1,000 and you missed two payments ($2,000), the lender might let you pay $1,500 for four months. • Reduce or suspend your regular payments for a specified time, and then add a portion of your overdue amount to your regular payments later on. • Extend the length of your loan and add the missed payments at the end. • For a period of time, suspend the amount of your monthly payment that goes toward the principal and only require payment of interest, taxes, and insurance. • Let you sell the property for less than you owe the lender and waive the rest. Subletting may create a different problem for the tenant who sublets. Under some [rent control] ordinances, a tenant who sublets for a fixed term (e.g., a 3-month vacation) may not be able to evict the subtenant at the end of the subletting. This situation would arise if only persons with a specified record interest in the property have a right to evict for owner occupancy. The tenant (the seblessor) would not be able to evict the subtenant to reoccupy the premises, because the seblessor is defined as a "landlord" in the ordinance but not as an "owner." (If there is no other cause to evict, the owner-landlord could not evict the subtenant unless he or she planned to occupy the unit.) Counsel representing a subtenant should review the local ordinance to ascertain whether it defines a tenant as the "landlord" of the subtenant or if the definition of "tenant" includes any "subtenant." If so, the subtenant would have all the rights of a tenant under the ordinance. At least one ordinance specifically addresses this problem by providing that any landlord (not just an owner) may evict to recover possession for his or her own occupancy "as a principal residence" if the landlord previously occupied the unit and reserved the right to recover possession under the rental agreement. A tenant who takes in a roommate by subletting must be distinguished from one who takes in a roommate with the landlord's consent, i.e., a cotenant. Akbar's Rajput policy, however, did not result from any grand, premeditated strategy. Rather, it began as a response to the internal politics of one of the Rajput lineages, the Kachwaha clan, based in the state of Amber in northern Rajasthan. In 1534 the clan's head, Puran Man, died with no adult heir and was succeeded by his younger brother, Bharmal. Puran Mal, however, did have a son who by the early 1560s had come of age and challenged Bharmal's right to rule Amber. Feeling this pressure from within his own clan, Bharmal approached Akbar for material support, offering in exchange his daughter in marriage. The king agreed to the proposal. In 1562 the Kachwaha chieftain entered Mughal service, with Akbar assuring him of support in maintaining his position in the Kachwaha political order, while his family entered the royal household. Besides his daughter, Bharmal also sent his son Bhagwant Das and his grandson Man Singh (1550-1614) to the court in Agra. For several generations thereafter, the ruling clan continued to give its daughters to the Mughal court, thereby making the chiefs of these clans the uncles, cousins or even father-in-laws of Mughal emperors. The intimate connection between the two courts had far-reaching results. Not only did Kachwaha rulers quickly rise in rank and stature in the Mughal court, but their position within their own clan was greatly enhanced by Akbar's confirmation of their political leadership. Akbar's support also enhanced the position of the Kachwahas as a whole -- and hence Amber state -- in the hierarchy of Rajasthan's other Rajput lineages. Neighbouring clans soon realised the political wisdom of attaching themselves to the expanding Mughal state, a visibly rising star in North Indian politics. Cash Flow & Loan Paydown Let’s talk briefly on how mortgages work. A mortgage is just a fancy word for “loan on a property.” An owner-occupied mortgage is that same loan, but requires you to live there for a more favorable price or terms. With house hacking, you are likely going to obtain an owner-occupied loan. For the purposes of this discussion, let’s say that you are getting a 3.5 percent FHA loan. If you purchase a property for $100,000, you will be responsible for putting $3,500 down in exchange for a $96,500 loan to be paid back monthly over the next thirty years. Assuming a 5.25 percent interest rate, the monthly payments would be $532.88 per month. Each monthly payment will be a combination of principal and interest. The principal is the actual balance of the loan the bank gives you—in this case $96,500. The interest payment is the amount that you are paying the bank for lending you money. In the first month, the concentration of interest payment will be highest, and as you continue to pay down the mortgage every month, an increasing amount of that $532.88 payment will be applied toward the principal. Take a look at the amortization schedule below to see how each payment over the next twelve months is comprised. Do you see how the interest portion of the payment decreased over time, but the amount applied to the principal increases? When you are paying down your principal, you are building equity in the property by paying back the balance of the loan. The best part about house hacking is that you are not actually paying the loan: Your tenants are! Not only are you living for free, and maybe even cash flowing, you own more and more of your house each month.

High-yield bonds—which Graham calls “second-grade” or “lower-grade” and today are called “junk bonds”—get a brisk thumbs-down from Graham. Today, however, more than 130 mutual funds specialize in junk bonds. These funds buy junk by the cartload; they hold dozens of different bonds. That mitigates Graham’s complaints about the difficulty of diversifying. (However, his bias against high-yield preferred stock remains valid, since there remains no cheap and widely available way to spread their risks.) Since 1978, an annual average of 4.4% of the junk-bond market has gone into default—but, even after those defaults, junk bonds have still produced an annualized return of 10.5%, versus 8.6% for 10-year U.S. Treasury bonds.2 Unfortunately, most junk-bond funds charge high fees and do a poor job of preserving the original principal amount of your investment. A junk fund could be appropriate if you are retired, are looking for extra monthly income to supplement your pension, and can tolerate temporary tumbles in value. If you work at a bank or other financial company, a sharp rise in interest rates could limit your raise or even threaten your job security—so a junk fund, which tends to outper-forms most other bond funds when interest rates rise, might make sense as a counterweight in your 401(k). A junk-bond fund, though, is only a minor option—not an obligation—for the intelligent investor.

Although the federal government had been trying to persuade middle-class families to buy single-family homes for more than fourteen years, the campaign had achieved little by the time Franklin D. Roosevelt took office in 1933. Homeownership remained prohibitively expensive for working- and middle-class families: bank mortgages typically required 50 percent down, interest-only payments, and repayment in full after five to seven years, at which point the borrower would have to refinance or find another bank to issue a new mortgage with similar terms. Few urban working- and middle-class families had the financial capacity to do what was being asked. The Depression made the housing crisis even worse. Many property-owning families with mortgages couldn't make their payments and were subject to foreclosure. With most others unable to afford homes at all, the construction industry was stalled. The New Deal designed one program to support existing homeowners who couldn't make payments, and another to make first-time homeownership possible for the middle class. In 1933, to rescue households that were about to default, the administration created the Home Owners' Loan Corporation (HOLC). It purchased existing mortgages that were subject to imminent foreclosure and then issued new mortgages with repayment schedules of up to fifteen years (later extended to twenty-five years). In addition, HOLC mortgages were amortized, meaning that each month's payment included some principal as well as interest, so when the loan was paid off, the borrower would own the home. Thus, for the first time, working- and middle-class homeowners could gradually gain equity while their properties were still mortgaged. If a family with an amortized mortgage sold its home, the equity (including any appreciation) would be the family's to keep. HOLC mortgages had low interest rates, but the borrowers still were obligated to make regular payments. The HOLC, therefore, had to exercise prudence about. its borrowers' abilities to avoid default. to assess risk, the HOLC wanted to know something about the condition of the house and of surrounding houses in the neighborhood to see whether the property would likely maintain its value. The HOLC hired local real estate agents to make the appraisals on which refinancing decisions could be based. With these agents required by their national ethics code to maintain segregation, it's not surprising that in gauging risk HOLK considered the racial composition of neighborhoods. The HOLC created color-coded maps of every metropolitan area in the nation, with the safest neighborhoods colored green and the riskiest colored red. A neighborhood earned a red color if African Americans lived in it, even if it was a solid middle-class neighborhood of single-family homes. He signed off with the same sentence in all four letters: "Celebrate each remaining birthday in a way that is meaningful to you. Each one is precious and extraordinary, and so you are to me. I love you, and I am with you always. Take care of each other. Love, Dad.

In the upcoming months I would learn more about DPG’s history, but early on I learned about one derivatives trade that I think exemplifies the group’s business. This particular trade, and its acronym, were among the group’s most infamous early inventions, although it still is popular among certain investors. The trade is called PERLS. PERLS stands for Principal Exchange Rate Linked Security, so named because the trade’s principal repayment is linked to various foreign exchange rates, such as British pounds or German marks. PERLS look like bonds and smell like bonds. In fact, they are bonds—an extremely odd type of bond, however, because they behave like leveraged bets on foreign exchange rates. They are issued by reputable companies (DuPont, General Electric Credit) and U.S. government agencies (Fannie Mae, Sallie Mae), but instead of promising to repay the investor’s principal at maturity, the issuers promise to repay the principal amount multiplied by some formula linked to various foreign currencies. For example, if you paid $100 for a normal bond, you would expect to receive interest and to be repaid $100 at maturity, and in most cases you would be right. But if you paid $100 for PERLS and expected to receive $100 at maturity, in most cases you would be wrong. Very wrong. In fact, if you bought PERLS and expected to receive exactly your principal at maturity, you either did not understand what you were buying, or you were a fool. PERLS are a kind of bond called a structured note, which is simply a custom-designed bond. Structured notes are among the derivatives that have caused the most problems for buyers. If you own a structured note, instead of receiving a fixed coupon and principal, your coupon or principal—or both—may be adjusted by one or more complex formulas.

Our RMR decreases by about 5% every decade after thirty, mainly because of the loss of muscle mass associated with aging. Fortunately, our lean body mass can be controlled through proper nutrition and strength training. It only takes a few months of training to recover one or two decades of decrease in our RMR. Metabolically, muscle is very expensive tissue, even when it is at rest. Another way to positively influence our RMR is to provide our body with a steady flow of nutrients. The body is extremely resourceful, and during times of starvation it adapts by slowing down its RMR. It tries to save every calorie consumed by storing some as fat. Any of the common diets that severely restrict your caloric intake neglect this principal, and that is why people on those diets almost always gain at least their original weight back. When the body receives a regular flow of calories, in the form of frequent meals, it allows the RMR to remain high, and burn those very same calories off. Frequent meals also utilize the thermal effect of food. Eating temporarily cranks up your metabolism. The more meals you eat in a day, the more consistently your metabolism is boosted. You experience an increase in your RMR for about 5 hours every time you eat. This accounts for 5 – 10% of your total calorie expenditure. Over the long haul this can make quite a difference.

Even were we to ignore its caption, Daumier’s lithograph of a defense lawyer being restrained and muzzled by the agents of a crooked judge (note the tipped scales) stands by itself as a powerful protest against the juste-milieu's campaign to silence the republican opposition in 1835. This was a central theme of his art at this time. In this case, the context is the so-called Procès monstre, the controversial Mass (or Monster) Trial of the leaders of the April 1834 uprisings, which began in Paris on 5 May 1835. The judges were the peers of France sitting as a high court to hear charges of crimes against the state. Specifically, Daumier alludes to the peers’ decision to arrest two newspaper publishers who had printed, and a group of republican deputies who had signed, a letter proclaiming that “the infamy of the judge makes the glory of the accused.” Press censorship was imposed four months later with the passage of the September Laws. The three-phrase caption also deserves our attention, principally because it is so difficult to translate accurately. The second and third phrases (“explain yourself, you are free!”) are clear, but the initial (“Vous avez la parole”) represents something more than a loose translation such as “Go ahead” or “You have the floor” can fulfill. Literally one would say “You have the word,” and that is what the entire work (the image and caption read together) is actually about. For the republicans (and for the juste milieu) the dispute over the government’s attempt to restrain free speech was a test of the meaning of the July Revolution itself. To have “la parole”—the printed, as well as spoken, word—was to have language itself, and with it the ability to speak directy to the people.
